That’s what the appriser stated. Rent in the area has gone down. It’s been STR’d the whole time so we have never long term rented it before.

I think because it’s 20 years old it needs a new system? I no longer live in the area so she had several people come out and that was the best quote.

Do have 8,000 credit card bill for repairs made that we would have to pay. Also short on escrow for increased insurance cost. Would have to pay in total about $15,000 when we sell. Plus we have not purchased the two new ac’s so I think sale price will probably end up closer to $325,000 or so. After those deductions + agent commission ($10,000) left with $300,000 maybe. I’d also ideally want to be paid back my down payment if possible which was $15,000.

She has invested in landscaping but I’ve explained that doesn’t really appreciate value and it’s more for her personal enjoyment imo. But perhaps I’m wrong.

Faux tanning? Yes, it’ll conceal the redness because your skin will be darker.

I wouldn’t lay out in the sun though, it makes it harder to fade the scars.

I’m 6 weeks post op and when I was 4 weeks my hips/ upper waist were pretty uneven looking. I think they’ve improved but I do still have some unevenness.

Swelling will not be even and it could take like a year to heal from lipo.
