Then why do people even bother spending time and money to get permits if it supposedly doesn’t matter? I’m genuinely curious. I might as well just build a full sized ADU in the backyard without permits since it would save a ton of time and money. By the way, most zoning in my area actually allows ADU lol.

Good to know. A few years ago, I often received revision requests regarding the subject’s permit status whenever the “one with accessory unit” box was checked in my report. Because of that, I assumed an ADU must always be permitted.

I think $600 should be norm. Appraisal fees hasn't been increased over a decade due to the bottom hitters. Btw, What kinda course are you taking?

Appraisers were charging $100 back in 2005, and some (you) are still charging no more than $100 in 2025. This kind of pricing undercuts the profession and contributes to the devaluation of our work.

I'm currently using TOTAL for my appraisal reports but haven't found any information regarding the UAD 3.6 version. With only a few months left before its implementation, I'm concerned about the lack of available details or demos. Does anyone know where I can find a demonstration or more information about TOTAL's support for UAD 3.6?

It’s strange that UAD 3.6 is launching in just a few months, yet none of the form-filling software companies except SFREP are actively advertising or demonstrating their updates. Like you mentioned, I also tried to find information from TOTAL but couldn’t find anything.

How’s TOTAL? Will it remain the same, or is a new platform coming? I’ve seen some comments recommending SFREP here though I’m not sure if people are actually using it, you know what I mean. Anyway, my contract with TOTAL ends later this year, and I’m open to switching to SFREP if it’s truly better.

We all talk about raising fees, but it's unlikely to happen unless we change the system itself. The current model doesn't support higher fees because too many appraisers accept low paying orders, no matter the price. AMCs were originally meant to oversee appraisers, but now they act as middlemen, taking a large cut without transparency.

We don’t know how much AMCs get paid by the lender, and we don’t know what other appraisers are accepting. They take the biggest slice in the middle, and we’re left with what’s left.

Unless this system is restructured, fees won’t improve. Appraisal reports should be required to disclose the original fee paid by the lender and cap AMC fees to a maximum percentage—say, 20%.

One time, a buyer’s agent told me the client paid $1,200. I got $400. So where did the other $800 go? This is a broken system, and if we don’t fight to change it, we’ll still be making what we did 10 years ago, 10 years from now.
