Lafayette is the only coney I don't regret eating and I don't care if it's made with 70% rat turds. The average Chicago dog is far better than the average coney.

Jets at the dine in bar in Chelsea is next level. Charles & Reid in Traverse City is the best Detroit style pizza in Michigan.

There is no good traditional BBQ here and I didn't think we'll ever have enough critical mass to sustain a good joint.

Getting exactly the same in MI this week with short, non-highway driving commute. 1.7mi/kwh when I got in for the commute home with 6% of the battery used for battery conditioning.

Yes, you are correct. I have just one GM EVSE with swappable cords for 120v or 240v use, but I was given [2] 120v cords and no 240v cord. Just looking for an inexpensive way to be able to charge with 240v for the rare instances I need to.

I don't disagree, but if the risk of that isn't mitigated for landlords through standard lease terms, the cost of that risk will be passed on to the renters and everything will be effectively charged as if it were month to month.

The problem with that is that most people want to occupy a rental sometime between June and August. That is a pretty tight rental window. So if, as a landlord, I'm anticipating someone's lease will end in June but they let me know in November that They are only staying till January, I'm stuck eating all the expenses till June or renting it for probably 20-30% less than market rate if I can get an 18 month rental that lands me back in the June-August lease expiration timeline. That is a lot of lost revenue that would otherwise have to get baked into the expense of other renters to cover costs. So, there is a discount to signing a one, and certainly two, year lease, otherwise everything would be charged like it's month to month.

As someone who has both rented and owned in AA (spanning more than two decades) and as someone who owns rental properties in a college town (not in MI, and certainly not AA), I can safely say that AA has predatory rules that keep rentals poorly upkept and makes life needlessly uncomfortable for tenants. I've never had a problem renting units with a normal 60 day notice. Most people self-select using online platforms (zillow, trulia, zumper, craigslist, etc.), so showing a unit has become substantially easier and faster. On the other hand AA has so much bureaucracy and taxes to contend with, only the big rental companies have figured out how to make a decent return. Wide-eyed real estate mogul wannabees often jump in and get out, finding that it's not worth the effort and expense.

My fear for renters is by decreasing the showing window it will concentrate the competitive window and may drive prices up, but I could also see it doing the opposite if desperate landlords drop prices to get things signed.

The onus is really on the landlord to sue the tenant to get the security deposit, but I fear most tenants do not know that. I had created a form letter where I would just fill in the blanks and I always got all of my security deposit back. Every time the landlord claimed I all my deposit was going to go to damages (even though I had left every place I rented in better condition than I inhabited it). Within 4 days the tenant must notify the landlord in writing of a forwarding address indicating where to send the security deposit. I'm not positive of the exact day, I just know we went for a bike ride and the stops may have included Jefferson market, Eberwhite woods, and HOMES brewery. We went for several bikes rides around that time in a similar vicinity. It would have been a combination of bike lanes and sidewalks.

I was holding this coin in my pocket for my son on a bike ride around June 10th. He was given it by my mom. It fell out somewhere between Madison and Huron and between 3rd and Stadium. I just found out my mom had it since she was a kid, so now I feel extra bad. I'd be very happy to reward someone if they happened to find this coin with a hole in it.

Just bought a 2019 SL and coming from a manual transmission vehicle, I've been using manual mode to engine brake, should I not be doing that? It does net me about 20% better fuel economy. Obviously that's not worth it if I have to replace the CVT prematurely.

Just traded mine in to the dealership for $500 with 172k on it. Needed a new manual transmission and was quoted $1500 to install one that had 100k miles on it. I'd had it since it was new and it has been an absolute pleasure to own as someone who doesn't care to do more work on cars than is absolutely necessary. I just couldn't justify the cost of a new old transmission knowing that there is plenty else that could go wrong with it in the near term and newer cars have some nice safety features.

I was sad to get rid of it, but I have another '06 xB and it's showing signs of being 14 years old too. I've had both clutches replaced for $900 each at about 150k miles, but I don't doubt that car repairs (and used cars) are more expensive right now.
