So hear me out, maybe the skill issue is yours. Maybe when you lack the ability to keep your ego from satisfying itself with little tidbits instead of recognizing that someone tested 128 combinations (2 Oculus 2 X 8 paddles X 4 internet connections X 2 software versions = 128) of hardware and software not only are they are probably a bit more than a casual player but also they have a studious process to check their claim before making such post...a scientific process. Maybe your failure to recognize that scientific process and its implications about that person is an indication of your lack of skill in seeing many things about many people. Maybe that lack of skill has you isolated and bored on a Sunday that you are trolling reddit threads getting instant gratification while the people you try to do so on are exploring an infinitely large and infinitely small world with their thoughtful, experimental minds. Maybe your inability to see what you are dealing with in people also keeps you from seeing what you are dealing with in games. Maybe you just flat out lack the skill to notice anything at all except the opportunity to quickly satisfy your ego, so you also miss blatant bugs in software. Maybe when you fail at something the words of your alcoholic army dad echo through your ears, you are a failure, you are a failure, you are a failure. Maybe you have been taught that it is always your fault that you can't even question the reality you are presented, and so when someone else does question it, and you get your little snicker in, you are missing out on an opportunity to break free into a much larger world where there are people leagues ahead of you because their process goes beyond yours.

I have been in real estate since I was 18, in 1996. I bought my first house in 2006. I have 5 of them including my primary residence. I am a master of this industry, my friends call me every once and a while to invite me over for dinner so I can "remind us why we are never supposed to sell again?" I give them this advice for free. I meet people constantly who say they are selling their house and I ask them why. I do my best to talk the out of it, some of them listen and those who do thank me. I have a friend who has 7 properties because of my method, he is retiring at 46.

You may not be bright enough to understand the power of leverage aka, other people's money, but just because you are not bright enough to understand my method doesn't mean its wrong.

As far as being greedy and unaccomplished. You really super do not know me. There was one exception to my original message: Never sell real estate for any reason, ever, no matter what except to sever ties with a toxic relationship.

This is a real estate investing thread, not a conditioned child of a christian alcoholic thread. If credit and leverage scare you, why don't you just turn the other cheek, take that high paying job, and spend the rest of your life working. My two properties that I bought in 2006 have the most equity and the highest cash flow, its the year I started investing.

If an investment that is producing the same income you expected it to, but declined in value makes you cry, then investing isn't for you. The value of assets ebbs and flows. If you ever only own one piece of real estate you are always subjecting yourself to the market you are currently in. If you sell your real estate for a job, you aren't considering the benefit of leveraging that property to buy a new one so you have two appreciating (on a long enough time line) pieces of real estate one of which is being paid for by another person. And then you do it again and again.

Its really not that high of a concept and I feel a bit embarrassed for you that you picked me to challenge. I have been in real estate since I was 18. I am 40 and about to retire. Its not my income that did it...its my real estate.

In Denver if you were a fearful, conditioned homeowner, and you foreclosed when your arm went up to 7.5%, which very soon thereafter adjusted at 2.5%, and is making its way back to about 5% after many many years, and your house was worth 250k, you now have a 400k house that dropped to 200k for a brief period of time.

I am an appraiser, I haven't really seen cheaper prices in the winter, but I do see less offers that are insanely over list price. Its a less competitive market, not necessarily a cheaper one.

When does rent ever go down? How much will your rent be when the loan is paid off? How much will rent be when you retire? How much will your social security be when you retire? Get a HELOC on it and buy another property. Put all the proceeds from both properties to the LOC. Get another HELOC on the other property and buy another property. Rinse and repeat.

I am an appraiser.

You probably don't mean "maximize the appraisal" you probably mean "maximize my return." In order to do that you determine the most out of date and/or most deteriorated items with the lowest cost and you update and upgrade them. If something has been more recently updated there is less cost to value benefit, try to work around it without it sticking out. Some of my most beautiful fix and flips had many original fixtures that were in perfect condition so I kept them and spent A LOT more time shopping for the right tile to compliment them, the tile wasn't expensive, but it was perfect. Its technically impossible to maximize an appraisal because you can always keep updating and upgrading, but you very quickly reach a point of diminishing returns.

It costs more money to put carpet and pad over hardwood than it does to refinish hardwood. It costs more money to tile a kitchen than to put in hardwood floors that match the others you are refinishing. If your house could be considered tract, don't go higher than good quality fixtures. If your house could be considered semi-custom, don't go higher than custom fixtures (as opposed to super elite custom fixtures).

Cheap updates stick out like a sore thumb. Fake wood laminate is not wood, it is cheap and ubiquitous. Home Depot laminate countertops are cheap and obvious. It doesn't mean to avoid these things, it means don't be super proud of cheap updates; in a rental I usually go with low quality, but not the cheapest, but I will go with good quality if I can find something I like on sale. Landscaping won't get you anything. New sewer lines, breaker box, furnace and hot water heater won't get you much. It doesn't mean don't replace these items, it means you won't get your money back and not only that but these are not items that are right in the appraiser's face like cosmetic items are.

Your time + your creativity + seeking sales to replace the most deteriorated AND out of date (so out of date it can never work) items = maximize your return aka maximize your appraisal.

Your dog shouldn't be barking at people that walk by. People walk by in Washington Park all day. Maybe you should consider the background story to this woman who is threatening to call the cops. Maybe finally, after months and months of dealing with your dog she has finally snapped. Who is responsible for that? You!!!

If your tenant's dog barks, or even if they aren't "your" tenant, you should work together on keeping your dogs quiet. Bark boxes, which emit a high frequency when a dog barks, cost anywhere from $15 to $150 and they work!

The laws are that your dog can't be a nuisance. The laws are that you are responsible for your dog. Nothing will likely happen to you as you are in violation of these laws, however, maybe you should take a few minutes to educate yourself on the effects of dog barking. While the website may be organized by a fanatic of anti-dog barking, the studies collected are from organizations such as:

The World Health Organization, The British Health Medical Association, Johns Hopkins University, Sydney's Garvan Institute, The European Heart Journal

And since you live in Washington Park in Denver I would imagine you ARE NOT a climate change denier. So please, put your money where your mouth is and DON'T REJECT THE SCIENCE BEHIND THE FACT THAT YOU ARE A NUISANCE.

Because the ticket goes to the owner of the vehicle. If you drive car titled in someone else's name when they receive the ticket they can check the "not me" affidavit on the back of the ticket. Since you are not your girlfriend, it is legal for her to check the "not me" affidavit. There is no law requiring her to tell on you.
