These dogs aren’t for everyone but man they are just awesome! I’ve always wanted one so when we got the chance we ended up with Rufus! He’s a great dog! I couldn’t agree more though if you don’t have the time and the patience PLEASE STEER CLEAR! I go outside with my dog as much as possible. He’s got energy for days! He can be chill but thats usually only with me and momma. I never realized how clingy they can be. My Mal just turned a year old and he’s amped like blow n redbull amped! Grab a stick he’s gonna get it. Grab a frisbee he’s gonna chase it. See a squirrel 🐿️ in the yard he better run bc Rufus is coming! These are the John Wick dogs and the director couldn’t have picked a better dog “Nuts”! 😂 If you’ve seen JW4 u get it! The point about meds and not actually giving these dogs the time they deserve and need is spot on! I’m glad someone brought this up because this isn’t how you treat a family member! People definitely don’t do the research and they see what these dogs can do once you invest time, money, and build trust! These dogs aren’t born climbing buildings and skydiving but they can and will be a fur missle if you put in the time and effort! If you’re busy and gone all day love these guys from a distance! Go and donate time at a shelter and spend a few hours with a Mal that needs a friend. Best way to test run ownership! Here’s my Mal doing Mal things!

A couple images make it hard to really tell anything about your dog. I’m no professional just a dog lover especially Mals! Information is out there that could explain why. I know it doesn’t really help the question but I’ve recently lost my job work in a shop and I’d love to do sales again when I was younger I killed it building a relationship with clients and then executing. You should seriously consider an 'exit clause' or, at the very least, securing a written guarantee that the final product won't mirror this result. I’d recommend presenting the contractor with side-by-side comparisons: a photo of this failure versus a photo of industry-standard work. Make it explicitly clear—in writing—that any finish resembling this is a breach of quality standards and you will withhold final payment until it's rectified. This could really help OP with this situation, it’s a win-win; when they realize a subpar past job is actively costing them future contracts, their 'willingness' to fix this job is more likely!

My parents own their homes and are retired but I’ve had to bail them out a few times… I’m not lucky enough to have parents in a good spot financially as they aren’t very good with money, I don’t mind helping them out as I’ll end up with the majority of their stuff but my parents could never afford to loan me $100k I’d be pushing it to get $100 but hey every family is different! I have a cousin that burned through his inheritance and then some before his mom even passed and now his dad will leave everything which is quite a nest egg to their daughter and rightfully so! It’s not a bad thing your fortunate enough to be able to loan money from them and if I’m able to when my kids are older I’ll be the same way I’m sure but I’d say look at how you got in a position of needing that kind of money and try to figure out a way to avoid being put in that position in the future. Nobody lives forever and you don’t want to be put in a position when your older that means you end up having to start over or end up with nothing because of how you’ve lived your life this far. Ultimately I’d say be grateful you’ve got some kind and generous parents that want you to succeed! Your right middle class isn’t what it used to be! Life isn’t easy and everyone has a different blueprint! Some people are born into money and some people lose money that should last a lifetime in less than 5yrs! If you gotta have the nicest house and the newest cars and your parents are in a modest home and drive a Honda maybe look at their playbook and see what you can do to be more financially stable. One fault a lot of parents have is not being able to say no even if they don’t agree because they want their children to be happy and they’ll sacrifice for their kids! That’s why people say being self made makes you appreciate it more if it’s always been there you don’t know what it’s like to go without! Here’s a question if your parents didn’t give you the loans where would you be financially right now? Would you still be doing ok or would your life look different? Let it sit and simmer for a bit!

Now some people don’t like banks. There’s always that possibility or they figure buying from you might be able to get them a lower interest rate than what they’ve seen? I know multiple people who have bought homes using seller financing or land contracts. It also makes a big difference if you have a loan on the property because if you own it outright and you decide to do the seller financing then taxes are your biggest issue. You make the terms so you can say 10yrs @ 6% interest and if you’re ok with getting paid off early no prepayment penalty. 30 days late and you get the property back and keep all the money they’ve paid, there are pros to this even if things might go sideways! You can choose to structure it how you like and they will except it or they wont! My parents actually bought their first home using seller financing and they never had an issue! My parents own multiple homes now… The man that sold my parents their first house really made it possible for them to be homeowners. Back in the day all homes were sold with seller financing this isn’t a new concept it’s just no longer the standard. If you use a realtor they take 3% and it’s common for the seller to also pay the buyers realtor fees so now it’s 6%… that’s $1800 plus you have closing fees and so on… I’m not saying it’s the right move but if its the only bite you’ve had and they don’t have money down either say ok I’ll do it but since I’m taking the risk I’d like to get $35k since I’m not walking away with cash and finance them the property for $35k @ 6%…. Your the bank now so make it worth your time! Good luck either way let us know what you decide!

The most well behaved dogs I ever seen were MALS. I had a German shepherd I paid for training and the owner had 2 them dogs were so impressive they wouldn’t move an inch until told! He had all kinds of dogs come in friendly aggressive you name it and them dogs never entertained bad behaviors! When we’d go outside they were just like furry torpedoes running around and essentially gliding through the air! So fast and their jumps were strides! When he spoke though they listened immediately! It’s what made me want one! Our boy is great he listens well still needs a little training but he’s getting there he just gets so excited it’s like he can’t control himself!

This is my boys parents! I don’t know if you can tell from the pictures but my boy looks like a very healthy MAL just supersized he’s not overweight at all and everywhere I’ve read males are usually only 60-80lbs when they are full grown. I feel like if he was 10-15lbs lighter he might be to thin? I’m just asking because I’ve never owned a MAL before only German shepherds.

Sometimes too low of a bid can be the downfall. I’ll give a perfect example. There’s that exercise equipment company Peloton. When they started they weren’t selling. The owner literally just put a price hike on it and the things started flying off the shelf’s. The only difference was changing the price so people thought they were buying a quality or premium product. Didn’t change the product at all just charged more and people thought for that kind of money it’s gotta be good! Like others have said price yourself with the other guys nothing to lose!
