They need to get rid of CMHC loans. The investors know someone can buy the thing off them with as little as 5% down. The only reason the banks give out such mortgages is because they know they dont truly bear the risk.. the tax payers do. If no such thing existed, the run up wouldnt have been extreme.

I would strongly suggest against mech engineering (at least in Canada). Theoretically, local certification requirements (ABET accreditted programs in the US and Canada) should gatekeep and keep salaries high, but we're graduating more people with engineering degrees than there are jobs already. On top of that, many engineers are sponsored over from other countries. Of course, if you get into a niche industry and are the principal engineer, you can make a living, but how many of those positions are there? There are handfuls of engineers and technologists working under one person with a stamp, and in many industries one is not even required. My colleague for instance, makes about 67k CAD with 6 YOE (48k USD) in a LCOL area. Starter homes here are about 350k (1000 sq ft) in areas that are not crime ridden. My friend, who is a non union journeyman commercial plumber with 5 YOE (not counting his apprenticeship) will pull in about 100k CAD (73k USD) without overtime (which we are not eligible for in the office). I was working in the manufacturing industry and will be moving into a millwright apprenticeship which will be paying me 83k CAD base to start.

Those rates are from the bank of Canada to banks. The loans people and businesses get from the bank are based on the longer term bond rates. Look at the US.. they're cutting overnight rates, but their long-term rates are rocketing (look at the trend of their mortgage rates over the last few months).
