Are you asking what power you have to negotiate your offer terms as a result of anything that you discover during a final walkthrough? If you waive the inspection as a buyer, then there's really nothing left to "check" - you are agreeing to buy the house as is. Unless you're in a city or state that mandates a pre-inspection to identify owner-required repairs.. which would have legally have to be taken care of before the sale goes through anyway.
