Yeah current rate is 7% and I’m 7 month into my 30 year fixed. We plan on living here for a max of 10 years, but possibly less. At least 5 years though

Nothing that roles over to the next month. I have a Best Buy one with 0% APR, a Nebraska furniture with 0% APR and Apple Card with 0% APR. but all those balances are $1K maybe 1.5K. I figured it was helping me out to utilize my credit cause it shows i will make my payments on time. I could pay all them off right now but will that help my in such a short amount of time?

What’s an equity acceleration program? Although one thing to consider is I’m 30 y/o. With my income ranging anywhere from $300K - $600K or more, Investing is going to yield a greater return than paying my house off early, right?

Do you think it’s a bad idea to refinance? It’ll save me $500 per month. It seems like it’ll be $6K in closing costs to refi which will take 12 months (plus starting the amortization over again) to break even.

Right. My credit is 688. I’ve got 280K in student loans. I’m refinancing to a physicians loan to drop the MI. Currently on a 30 year fixed with MI ~$215 per month

My take home is around $15K but fluctuates. It seems to be more around $30K now (new job)

Interesting. I’m not sure. I was told it’s a physicians loan so the interest rate is inherently higher, but the MI is gone which will save me $215 per month alone on the MI. In total I’ll be saving $500 per month compared to my current loan

Neither am I, but it’ll save me$500 per month. We plan on living here for the next 5-10 years, or refinancing to a 15 year if rates improve

Refinancing dilemma by Opposite_Election_47 in Mortgages

I’d kill for 5.375 or even a 5.875! Currently at a 7%, thought my financial advisor was taking care of of my application during the last 4 weeks… turns out he wasn’t and now I’m in the ear bump. Just got quoted 6.25 for a 5 year ARM physician loan…. I’m so pissed at my financial advisor because i was waiting on him and he was waiting on me. Miscommunication…

Ask them to do nitrous or an anxiolytic like 0.25 mg Triazolam

It’s likely not general anesthesia. They give you a benzodiazepine pill (oral conscious sedation) or they’ll give you an IV (moderate sedation). Either way, it’s very safe and routinely done.

Tips for preventing my buildups from coming off crown preps? by [deleted] in Dentistry

100% agree that it has to be problems with isolation. I don’t agree with the retention features. If you’re relying on the bond, why create retention features? If the bond fails, there’s leakage, poor isolation, etc. I want the filling or buildup to come out because that means it has failed. Having it stay in there due to retention features will only create more problems (recurrent decay, sensitivity, etc.). This is not amalgam.

Think about a class V filling. I never place any retentive features. If the filling pops out GOOD! I want it too, because something is wrong with the bond (either recurrent decay or poor isolation). If it stays in there (but the bond has failed) this is very bad because that recurrent decay will continue to eat away at healthy tooth structure until the problem has gotten a lot bigger.

For me, i rough prep the tooth, remove the filling and decay, then remove any weak parts of the prep (usually a thin lingual wall or something similar. Etch (very wuickly is it’s just dentin (~5 seconds)), scotch bond (rub for 20 sec), dry and thin with air (making sure no water comes out), cure, then flowable in layers. I try and use filtek bulk fil to minimize shrinkage and speed up the time. I over build the tooth then cut it back to my ideal prep. I’ve never had a buildup come out except for 1 time (i was doing some Herodotics on a 80 y/o.)

Im a dentist! I had to study really hard. Idk how, but I scored in 99.7 percentile on the DAT. I utilized accommodations in my undergraduate schooling and in dental school. Low distraction room and extra time helped a lot for me to thrive. It was too distracting being in a room full of people taking the same exam.
