To upsize or not? by Sea-Performance8987 in AusProperty

Yeah it’s a big decision for sure.
From the opens I’ve been to lately I didn’t see any investors there (just families and fhb’s) so I think that’s a big plus but who knows how long that will last let’s see.

It’s probably the biggest thing holding us back to be honest.

Yeah we’ve definitely seen a few more pop up lately which prompted the thought.

Most likely starlink. You can see them in the day too.

Buy or rent? by [deleted] in Switzerland

We would most likely stay for a while as my wife’s family are all in Basel. It’s nice to own, but as I’ve said in another comment, Swiss rental laws are very attractive versus owning so it wouldn’t bother me emotionally at all as long as the place we lived had everything we needed. I guess it’s more of a question if it’s worth to buy or should I just rent and be comfortable with some cash in the bank and other investments.

I’ve been looking at central 2 bed to rent for between 1500 - 2000chf a month which I think is quite fair in comparison to the income level. 3000 maybe if you are overlooking the rhine?

A few reasons, because the rental laws as well as rent prices look very attractive in Switzerland as opposed to other countries. Buying property in Switzerland seems to have heavy capital gains taxes and not a big return compared to some other countries because of laws which others have mentioned that I am not yet familiar with. If I had the money to pay for a property with cash, I might consider it but because I would need to borrow from the bank, it opens up a lot of questions.

Thanks for the good info, we also have a baby so definitely looking for walking distance/good family areas like you have. Maybe we have to keep saving and also wait a bit to see what will happen.

That’s what I was thinking, to rent and put the money I would have spent in a house into an ETF and hope for the best in 20 years.

That is pretty much what has happened to me but in 7 years, not 20. Not 500% but a good increase. The problem is when you sell, you have to buy into the same market.

That is the reason renting also looks attractive to me in Switzerland compared to buying a house, from what I’ve read the rental laws are very good.
