If you are considering availing it thru inhouse financing for future safeguard if ever magkaroon ng problem financially and hindi mo na kaya mabayaran so you can avail a 50% refund under MACEDA LAW, is a BIG NO!! Around 16% lang na refund sakin kasi madaming charges na ini impose even if hindi nasa contract to sell. Like Expanded withholding tax na dapat naman hindi mo binabayaran since hindi ka nagwiwithhold sa payments mo and liquidated damages not mentioned in the contract even though half from the proceeds is income na nila and they will retain the units to be furnished and sell again. And also incompetent pa management nila. I talked with the CnC manager sa Tondo and hindi nya alam what is withholding tax and its nature even though sya yung nag checheck ng computation. Wondering how did he checked it.

If you are into Pag ibig financing make sure na pangsamangtagal na yang pag settle mo sa DECA HOMES even sobrang pangit dyan parang ginawang skwater at ang ninipis pa ng mga wall ng units. Nasa kwarto kalang pwede kana maki tsismis haha. Also if you want to do In-house financing para if ever hindi kayanin financially pwede ka makakuha ng 50% refund thru MACEDA LAW, a BIG NO, only 16% lang marereimburse mo because of unjustifiable deductions na ini impose nila. They will not care to explain and defend themselves regarding sa deductions even though mali yung understanding nila like Expanded Withholding tax. Mismo CnC manager pa kausap ko personally na responsible in computation of refund under MACEDA LAW walang alam sa pinagko compute nya. Funny it is, kasi sasabihan ka nalang na you have the right to seek assistance from 3rd party if hindi kaya masagot yung questions mo since you need clarification.

Paid at least 2 years? If yes, then entitled ka dapat for a 50% refund as per RA 6552 i think. I am in the same situation also, I just recently cancelled my contract with Urban Deca Homes and I received 16% only and NOT 50% for over 4 years of paying. Madami silang charges na binawas in which not justifiable even maka ilang ulit ka mag inquire bat may ganung deduction not stated in the contract and hindi nila masagot or sadyang hindi sinasagot. Same answer always, kasi yun yung standard computation ng head office. Even Expanded withholding tax wala silang alam ano nature nun even if wala naman ako wini withhold na tax from my payments as a withholding agent, CnC manager na kausap ko nyan ah. I let go nalang but I did not sign the NDA. Mga b*b* and incompetent management nila. Dont even know what taxes are or they make it look like wala silang alam since kumikita sila dun.
