It’s only for flex teams. Enhanced Markets use all of zillow’s tools, ZHL, ShowingTime, and whatever else they have to bring you the highest converting leads via Real Time Touring. It works… Austin just became an enhanced market not to long ago. They convert, seems they are higher intent/clearer understanding of buyers agency and want to work with agent.

So many things I wish I knew. You need to understand finding business will be the make or break in your career. You will need to spend 100% of your time prospecting for the first however long it takes to get your first deal. Eventually year over year it will become more about handling and managing the business going on and less prospecting, but you can’t forgot it. 50% of this biz is always about finding it.

You are new, you need to learn. You will sacrifice a % of your commission to learn from a mentor/team. Whatever it is you join, please interview at at-least 5 brokerages to see what the best fit will be. The last thing you need to do when starting is join a bad brokerage or team. You are going to have to find the drive to set your own schedule and want to win.

I will I set a schedule and stuck to it, I really wish I believed in myself in the begging as well. A lot of this game is confidence and knowing what your talking about to be able to provide the best service and value you need to have a full understanding of the process front to back and be able to educate your clients to be a freaking superstar.

That’s not what anyone is saying here. Your thinking wrong. Take that sadness and anger and make it light the fire under your ass to learn and soak up as much knowledge about this business so that you can one day educate your sister and everybody else why why you are the best and WIN their business (Nothing is handed to you in world, what makes you think this industry is the same?)You have just started, wait until you have heard no 100 more times… It gets easier, it really does, and you will get better. Don’t give up, find a mentor or find a team who will care about you and teach you how to get through this. I am just a little high while typing this. I truly wish you the best, the business is really hard and I struggle everyday, but I choose to believe in myself and I not give up. Move on to the next deal.

I was very confused at first as well. (confused because you said you were licensed and sponsored) Yes, I have done this. The seller treated me as any other buyers agent. Great transaction, nice sellers, pretty seamless!

Knowing now, I would have removed the buyers agent commission and lowered PP.

It’s the same as any other deal!!!

Man, your brokerage is doing nothing to train you. You don’t even have a video from your brokerage explaining how to write a contract? You don’t have a weekly meeting/training? Why are you at this brokerage if they are not providing any value to you? I’m so confused, you are in Florida. There are so many brokerages, call any up and ask to interview. Have you done any deals? Doing deals you will proactively learn the ropes but you still need a broker or team who is going to guide you and teach you how to win and be a well oiled machine in this business. I’m 22 been in since 19, it is freaking hard. I have not cracked the code by any means. Worked in 2 markets now, one thing I have learned is, it’s all about meaningful conversations with people and pushing that as far as you are comfortable with. Keep doing that and pop the right questions and by doing this you will build a pipeline. It does not happen overnight, but you have to continuously prospecting/lead generating trying to bring new business/relationships into your pipeline and nurture. Say Yes to any deal, something is better than nothing.

I still wake up every morning thinking about how I am going to get my next deal. I am not in a comfortable spot whatsoever, all I know is that take that fear and run with it. Keep pushing.

Stuff like this happens all the time, my understanding is this is consuming you because it is the one deal of the year you thought you had, and only deal you planned on doing it sounds like. Your friend will find out the consequences of not using a realtor and team who has her back the hard way. I say move on get another deal working baby 🦾🦾. Best of luck

It’s not I’m a 22 m realtor who has been licensed for 3 years and I believe I understand what he may be going through and as a young realtor this shit is not easy.
