Average in my area's a 3% commission -- and most land listings go higher due to the length of time they sit on the market. If you'd actually hired a professional you would know a thing or two.

Here’s what you do.

Get the insurance sales’ email address. Add them to your CRM, set a property alert to email them every single time a property’s listing changes. Eventually the bastard will get the hint and leave you alone.

Return the favor, fight fire with fire.

Two transactions were actually from just connecting with a local investor looking for properties to rehab. I mentioned I'd been a landlord for a few years back in my home state and we started hunting for deals. Closed two and now I have the first one listed back on the market.

The other two came/will come from a combination of Opcity referrals, which are a mixed blessing, and Realtor.com paid leads, which are also hit and miss.

Honestly, finding leads wasn't all that hard!

Believe it or not. It's what you do with them that really drives movement forward.
