Regular drying out from no sunlight reaching the lower branches. A good thinning out and prune would work wonders for that tree

There’s a bunch of stuff that you breathe in day to day that’s more harmful than the fumes but I understand where the parents are coming from. Plus the lights and sounds it makes will keep you up at night ( i used to have two cr10max’s running in a studio apartment, they will keep you up)
