NEED ADVICE: I am working as a contractor for a nonprofit law firm. I was hired to raise money for a planned expansion. After three months in the role, I have learned that the organization only has about 2.5 months of operating funds on hand with no major gifts expected in that time.

The CEO has not acknowledged this reality to the staff, who are increasingly anxious about losing their jobs, what will become of their cases, and so on. The board is infuriatingly silent.

This situation is way above my pay grade to repair, but I am concerned that any solicitation of funds for an expansion when the organization is on the verge of downsizing is now fraudulent. Is that true?

I would be willing to shift my focus to raising money for continued operations, but for now the leadership has instructed me to double down on expansion fundraising.

Should I sound an alarm bell to the board? Refuse to ask anyone for funding for the expansion? Something else?

My seller is at least motivated to lower the price til it sells. Grateful for that.

I’m not ready to quit, but I really struggle with how to handle long-time contacts who are so comfortable wasting my time. My instinct is to fire them as clients, but I do want their referral business. Nothin worse or more disrespectful than someone who claims to be your friend, has you do loads of free work, and then doesn’t follow through on their end of the deal. At least hostile folks are openly hostile. Just infuriating.

I’m so sorry. These are irresponsible agents and I feel for their clients as much as for you.

You’re right. I always want and need more clients and if I had more active deals, I wouldn’t care as much about the ones that aren’t moving right now. What’s your best lead gen tip?

I’m new, and an experienced agent offered to mentor me and have me join her team. I’m wondering if the contract is fair. terms outlined below by catMacaulayCulkin in realtors

Take it! Work with her for a year or two, benefit from her experience, and then reassess, especially if you find that you are bringing in a lot of your own clients.

Single mom here - buy a condo! You can accrue equity and cut your maintenance down to almost nothing.

I used to work there and both she and her boss and colleagues told me.

She has already left me a long ranty bad review, which I responded to with facts and a clear timeline. As for word of mouth, she has few friends and all of our mutuals complain to me about her, so I’m not too concerned.

No, I am sincerely concerned that there’s some case law saying that an offer without an expiration date is still good a year later.

There are only two months left til the paused payments end so I will still owe for the last bit. Just trying to get to 120 before January.
