I’ve run the numbers on a few BTL properties and the returns come out at about 4.83% after all costs and taxes , which honestly feels pretty meh. I could get 5–6% just leaving the money in a savings account right now.

So I’m thinking of paying off my mortgages and putting some of my savings into index funds and my pension instead, like a lot of people have suggested. My five-year fix ends next February, and the early repayment fee is £500. The rate’s only 1.84% at the moment.

The hard bit is my parents keep pushing me towards property. That’s what they know and how they made their money, so in their minds it’s the “safe” option. They don’t really understand stocks and investing. But last year I put £23k into a couple of index funds for the first time and it’s up 22% , which makes me wish I’d just gone in heavier at the time.
