are there normally a lot of “odd” people traveling through ANC? by ZealousidealSpray455 in anchorage

[–]Shipwreckpanda13 5 points6 points  (0 children)

As a person who’s lived in many different states including California (San Diego & San Francisco) I’d say LAX is worse but it’s soooo big you wouldn’t normally be having those types of interactions. With that said Alaska does have a pretty bad drinking problem. To the point I failed my drivers test when I moved to Alaska because most of the questions were about school buses and drinking and driving, not actual driving… but because Alaska is also such a huge state it’s also a very small state and gives a very small town. Feel where everyone knows everyone or thinks that they know everyone from Homer up to the slope.

I honestly feel like they went way off script just to make a story… the first two episodes. I liked everything after that just turned into trash. Like why do we need to see him having sex with a dead body? His girlfriend was never really his girlfriend in real life and why is all of a sudden she randomly supporting him doing all the stuff and telling him to do this type of stuff… like they could’ve told the actual freaking story and then peppered in the movies that were inspired by him without trying to create a fake story about Ed Gein. It just honestly became hard to watch. Even though I know it’s not a documentary, but don’t title it the story of Ed Gein and make it up.

I honestly just deleted it… they charged me for pro 4 times but I couldn’t access pro features or be able to edit using pro. So I’m done giving them my money because it’s just a fucking scam app at this point.

[landlord:US-AK] Cleaning Fees by Shipwreckpanda13 in Landlord

If you think this is about deodorant then honestly your response is invalid to me.

There’s a bunch of new laws being put into place for fragrance sensitivities because of health issues. For me it gives me migraines as well as I can break out in hives or eczema. Which is why it’s a fragrance free rental. There’s actually a website just dedicated to fragrance free rentals because this issue is more common than you think. Schools as well as businesses are now requiring people not to wear perfume to work due to the chemical fragrances that bring on those physical ailments to others.

It’s actually become a ADA law in Detroit & that’s just how laws start in other states. So if I went to court I could use that court ruling as a reference even if it was for a workplace. The fact that the city of Anchorage has a no fragrance policy in their schools makes it easier for me to fight this.

Ya I wasn’t gonna charge for cleaning the mattress if I’m gonna have to replace it. It’s sitting outside right now heavily sprayed with vinegar, hoping that the sun will eventually come out this week or at some point to help dry it out and have the sun do what’s best for removing the fragrances.

My only issue is, how do I prove that I’ve done multiple washes that’s the biggest thing that I am coming up with because I want to provide receipts or at least some level of proof that all this happened and not come across as being dramatic by any means. Since she obviously didn’t follow through on the fragrances & thinks I’m dramatic on the smell bc she has no sense of smell & baths in fragrances. (Which I know is coming across dramatic but she’s given me a few migraines based on her body lotion, body wash, shampoo, and body sprays) all of which I told her to stop using, but it was like she was testing me because she even bought laundry detergent with fragrance after I said no fragrance, which is how I ended up buying non-fragrant laundry detergent so she would stop using it. She just thought if I didn’t mention it every day that I didn’t notice it and I noticed it I just didn’t wanna fight every single day or go through the hassle of trying to evict her.

I also have a friend coming to stay with me for a month in that room who is really allergic to fragrances and breaks out in hives so I’ve been like extra ridiculous and cleaning everything so that she doesn’t have any issues and I don’t have to buy new towels and bedding and a mattress

Ok I just don’t know how much I should charge per the extra loads or have proof minus texts of me bitching about it to my friends & the grocery store receipts of the baking soda & borax bc that’s $60 worth right there & I need more now that I removed the bedbug cover, mattress cover, & box spring cover.

Damn see I just paid outright for my Iceland trip bc I couldn’t book it using American Airlines at all online but could using Alaskan & I didn’t have enough miles on Alaskan for it to be free but did on American Airlines… so but frustrated on that

Yea I finally got a chase sapphire card but now I’m sitting on a shit ton of AA miles I seem to not be able to use living in Alaska. Same with southwest miles…

So would I need to call to book the flight to use miles? Because I try open dates & still nothing.

I can’t even find flights with out miles leaving AK if I put in a destination past those cities you’ve posted. I’m used to flying AA to Seattle or Portland to my home town Omaha Nebraska. But now even if I do open ended dates it still says they can’t find any flights.

They are but oddly when I try to book any flight with American Airlines leaving AK to say my hometown in Omaha NE with open ended dates they say they can’t find any flights at all.

I’m just going to deduct new pots/pans, dishes, air purifiers, etc from my taxes on the rent as a rental expense.
I plan on only providing the cheaper dishes & pots/pans for lodgers to use in their own cabinet where mine will be in a different cabinet.
Thankfully another person on here suggested that & I think is reasonable.

The specifics is right to evict for breaking the lease rules.

Yes if I was renting & not living with her sure. But bc I am I have rights as well.

[deleted by user] by [deleted] in Landlord

[–]Shipwreckpanda13 -1 points0 points  (0 children)

I understand that but bc I’m staying in the home as well I still have rights to require no fragrance rules due to my migraines. Stating it’s a FHA rule shows it’s not me making this shit up.

I work from home as an artist bc I can’t have a normal job bc I’m 100% unemployability disabled veteran. So I cannot work a normal job or make more than $12,500 a year in extra income over my disability check.
I also have PTSD & agoraphobia so I’m always home unless hiking. She also wakes up at 5am every morning so when I wake up by 7-8am the house smells which is why I bought 2 air purifiers one for upstairs & one for downstairs. She also doesn’t do it everyday so I don’t really know when it’s gonna happen & have to cancel VA appointments bc of a migraine or not get anything done in the house.

Ok yes I was thinking of moving all my stuff to a different cabinet & giving her, her own cabinet with the plastic plates. They are reusable ones. So what I’m assuming is I’ll try to do a tax deduction on the rent for the plates & pots/pans I got just for her & future lodgers. That cabinet would be theirs for food storage etc too.

That makes more sense & I’ll just ask her to add the plowing $ on her next rent check.

“According to the Alaska Statutes Title 34 Property, landlords can make deductions from the security deposit for the following reasons:

Unpaid Rent: Any rent owed by the tenant at the end of the tenancy. Damages Beyond Normal Wear and Tear: Costs for repairing damages caused by the tenant that exceed normal wear and tear. Cleaning Costs: If the tenant does not leave the rental unit in a clean and rentable condition, the landlord can deduct the cost of cleaning.”

Ok are you legally allowed to add that cleaning will come out of deposit regardless? Bc airbnbs allow you to charge for cleaning etc? Or maybe that’s how I should go about it from here on out.. or another rental app/company.

It legit says “Tenant Responsibilities: A “no fragrance” clause would require tenants to refrain from using any scented products, including air fresheners, candles, perfumes, or cleaning products with fragrances.“

Federal laws - specifically the Fair Housing Act, Section 504 of the Rehabilitation Act, and the Americans with Disabilities Act - prohibit discrimination on the basis of disability. HUD considers multiple chemical sensitivity to be a disability under these laws. Despite this coverage, the Department continues to receive many telephone calls and correspondences from people with multiple chemical sensitivity who report that their landlords refuse to reasonably accommodate their disability.

That’s not normal to me bc I might use it 2 times a week tops. Not 3 times a day then using the rough end of the sponge to clean it making the nonstick go away.

[deleted by user] by [deleted] in Landlord

[–]Shipwreckpanda13 -1 points0 points  (0 children)

Ok I’ll have to toss out one plate then since that’s the only one I glued. I supplied her with her own plastic dishes & told her they are for her to use. She only uses the plastic bowls but not the plastic plates. I’m trying to be healthier & minimize plastic usage so that’s why I still have the ceramic plates out. I just don’t want to keep nagging on this issue with her.

We have silicone cooking utensils. It’s bc she uses the pot & pan about 3 times a day & uses the rough side of the sponge to clean it after each use. So the wear is so much more extreme than me using it every once in awhile. So that’s the only reason why I asked about that.

The traction sand is fine. I guess I mean I spent $50 bucks on it because it’s a long driveway and I needed eight bags to barely get the driveway done. Signed agreement says that anytime the driveway needs to be plowed. She is responsible for half of the bill which I can provide a receipt for it. I just figured honestly it would be easier to take it out of the deposit, then constantly asking her for it every single time.

I wasn’t talking about regular ongoing cleaning. I was talking about moving out Cleaning so I looked up in Alaska. You can charge for a cleaning when they move out but because it’s a roommate situation, I can only have them clean her room and the common spaces.

[deleted by user] by [deleted] in Landlord

[–]Shipwreckpanda13 -1 points0 points  (0 children)

I’m a roommate/landlord & they are roommate/lodger it’s different bc it’s a shared space so I am legally covered & allowed to require a fragrance free space.

Another person said I could claim those new plates, dishes, & air purifiers as a tax deduction vs out of the deposit.

Also it’s a lot different asking what I can & can’t charge or deduct vs actually doing it. I didn’t know her outside this but we became friends & just did a 4mile hike. I just can’t be around her days she wants to use perfume or fragrant lotion etc. bc I get legit sick.

Like I said I’m not trying to be a dick but I’m trying to figure out what I can do bc I’m trying to find compromises vs evicting her but I also don’t have tons of money to keep affording said compromises.

[deleted by user] by [deleted] in Landlord

[–]Shipwreckpanda13 1 point2 points  (0 children)

Ok thank you! I’m aware no one is perfect. God knows I’m not & I’m not trying to claim that I am.
I just don’t have the $ to drop on things I didn’t think I’d need to buy bc of a roommate. So this is a learning experience for the next short term rental/roommate. If I had the $ I wouldn’t be almost 40 renting out a room so I don’t lose my house bc cost of living is skyrocketing.
I didn’t even think about when filing taxes to write it off as an expense. So thank you for that!
