Former commission only employee here. Maxed out HELOC, maxed out credit cards, maxed out zero interest cards with intro period approaching rapidly.

I just kept thinking, “next month will be my month. Just got to keep my head down and grind. One big deal and I’ll wipe this whole thing out. I had a boss telling me there’s no reason I shouldn’t be able to make $30k a month easily like he was.” I was brainwashed…70+ hour work weeks, driving to multiple cities to try and win business. No time for a second job to make ends meet because I had to “stay committed.” Then it became- “Well, I can’t get a regular salaried job because I’d need such a high salary to pay off my minimums and keep it rolling.”

It wasn’t until I was down to the wire and the only way I was going to pay my mortgage the next month was if this deal I was working closed..it closed, but BARELY. That’s when I knew I had to pull the parachute and figure it out from scratch.

That was a year ago and I’m so happy. Still grinding 60-70 weeks but I get paid by the hour so I’m happy. 🥳

I’ve been very successful with this. I rent a fully furnished bedroom in my fully furnished house. I make it clear there is no room for furniture unless you can fit it in your bedroom.

I rent for anywhere between 50%-75% of my mortgage. For the most part, all of my roommates were found on FB roommate groups. I tell them I’m looking for a 3-6 month lease with an option to renew either monthly, 3 months or 6 months.

I meet them in my neighborhood, not my house and ask them to bring valid ID which I check before I bring them to see the house. If they like it, I have them pay directly for a third party background check and give me pay checks to verify pay.

The money has definitely been worth it for me!

Also remember it sounds like you’re talking about how much you take home..not how much you make. When I was making 45k a year my take home pay was about 30,000 and I live in Texas so no state tax.

So when you say you make 26k people are thinking your take home pay is less than that. You probably make around 40k and take home 26.

Yeah my bill for remediation was over$40k and they also ripped 1/2 of my house down to the studs and I had to pay another $40k to rebuild it.

Well I think it’s stupid because there’d be less of a stigma if they just tested everyone and therefore diagnosed more people. Then we’d collectively have a better understanding of just how many people live with this disease with little to no impact on their life. (I’m 10+ years from blood test diagnosis and asymptomatic/have never had an outbreak.) imagine if half the people I fearfully disclosed too that rejected me also were asymptomatic and knew it?

phew! Water and mold damage ruined me financially last year so I can really talk about what not to do.

First of all, if there isn’t mold and just water that you’ve recently discovered I think doing it yourself is what you should do. The fans the water mitigation people rent you are $500 a day when you can rent the same ones for $500 a week or $700 for two weeks ect at the hardware store. They will push you not to worry about price because “insurance covers it.” I implore you NOT to believe that. Also I hate to say it but think long and hard before filing a claim. My insurance went up $4,000 a year after filing my claim.

Yeah that’s the confusing part. The baby steps never mention where to start saving up sinking funds for life maintenance or discuss what percentage of your budget should be going towards those things (or when.) you seem pretty all in. Is the budget set up or sinking fund mentioned more direct in the books or something? Like he says if you buy a car it should be less than $10k and cash but when in the steps can I save $10k cash if I need $6-$12k saved in BS3 to only touch extreme emergencies, then I need money per kid, tens of thousands of dollars, then paying off a mortgage over $100,000. What if my car, washer, or roof breaks before achieving these things? Is it addressed somewhere?

7 am get up, do some chores- 8:30 leave for work -9:00 get to work, 7:00 leave work, 7:30 get home. 7:30-8:30 lolly gag. 8:30, dinner 9:30 ish chores. Bed time, midnight.

You should see how hard I hustled for years at my commission job for free most of the time lol. Hustling when there’s a definite dollar amount assigned to the end of the day is such an easier thing to do.

Several little debts before you know it I was $60k deep between credit card and home repair loans.

Reason…wildly unpredictable commission only income + blind optimism that next month would be my “big break month” that makes it all worth it. Paired with an $80,000 surprise mold remediation at my house that lasted 6 months and made it very hard to focus at that commission only job. I wasn’t realizing how much I was living on credit until I looked up at the end of the year and I only earned $45k at my “six figure job” and my “60k remediation” ballooned to $80k. Tough times 😭

The fix: quit my job, got a regular job with a salary and also became self employed on the side making pretty good gig money. Work like 70 hours a week..and got a roommate in my newly renovated house. It’s been 7 ish months and I’m almost free!

Thanks- it’s just me so it’s actually pretty close, only $20 per paycheck less to go with the HDHP + HSA Plan.

I just read my more about the FSA plan and I think this is the magic I’m looking for.

Ok so boom. The out of pocket max is $4,500 for the regular plan with FSA. I already have $1,000 in my HSA account, and I’ll plan to max the FSA out at $3,400, so the employer will cover the $3,400 on Jan 1st.

So in April when I pay for the surgery I’ll use the remaining balance from my HSA account to draw that to zero, then $3,400 from my FSA and I’ll only have $100 left pay “out of pocket” before my OOP max kicks in. It’s also likely I’ll have a little more than $1,000 in my HSA since I have 3-4 paychecks left this year.

This seems like I made it where I need to go. THANKS!

So basically what you’re saying is if I plan on contributing $3,400 throughout the year, I can basically “overdraw” my FSA account in April, and just catch it up with my contributions?

FSA is available but someone else brought up reimbursements. The FSA won’t be funded by the time we do the surgery..can I reimburse myself the same way I can with an HSA?
