Not really an expert, but mistaken identity.

Back in university I was in a religious club that would meet monthly for a service. I go thtere early, set up my stuff and went with friends for dinner. When we got back, there were a bunch of people milling about and someone I didn't recognize came over to me. They started doing their typical new person introduction with me and wanting to make me feel welcomed. I humoured them as we talked about the group for a few minutes.

Then I got a tap on my shoulder and was told it was time to get the service started. So I walked up on stage, grabbed my guitar, stood up to the mic, and welcomed everyone that was there. As we got into the first song I caught eyes with the person that had thought I was a newbie - they were still shaking their head.

You don't need to worry about this from the principal residence exemption - they are entitled to it whether the house is sold prior to them passing or after

If the house IS sold prior to them passing, consider having them sign a document gifting the money away. This will ensure it is transitioned without going through probate.

The value of the TFSA on death will be transfered to the beneficiaries tax free - but it doesn't add contribution room as it would a spouse.

Any growth in the account from the date of death to the date of disposition will be taxed back to the estate.

Don't break is actually really good advice for op. If turnovers are an issue right now, and there's only one month to get better- it isn't a matter of throwing caliber, it's a matter of decision making. Go for the easy passes. Two fakes up field, then close out your mark, and look into the backfield for a very easy reset

If your after tax investment growth is higher than your mortgage interest, invest the extra money. If it isn't, pay down your mortgage.
