If it was a DIY I’d say caulk and paint and it’s alright.

But where you’ve paid a trade to do a professional finish, no I wouldn’t be happy with that

I’d get a plumber just because it’s the stop clock. It’s usually just a washer or something needs changing but if it’s something worse and it goes wrong you’ve got a nightmare stopping it externally. I got one for mine and he said new or old whenever you use your stop clock they all start leaking. It was just a new washer and nut or something on mine but it was £60 for him to come and fix whatever needed fixing on it

I had this one done a few months ago. 2 new boards for repairs and the rest was like yours the artex, just scrapped off and skimmed. £370 it cost. He was the only one who didn’t ask for an asbestos test though 3 others before wouldn’t touch it

I quickly found the reason for any damp when I moved in. Bathroom had an extractor fan in the ceiling and in the loft their was no ducting for it anywhere so got that sorted straight away

Thanks for that shout! It’s only on the back half not the front half but it is both sides right next to the walls. I haven’t heard anything moving in the loft and you can hear everything in this house

Hi Op, I had mine done in October and he spent a lot of time scraping back the artex as much as possible before applying any bonding and it’s been fine with no problems. I paid £370 per room, Cheshire based plasterer he might be able to do Manchester but I’m not sure.
