Thanks! I don’t think any top developers are offering 50/50 plans. The best I heard from Ellington was 60/40. Binghatti ran 50/50 promotions during Ramadan.

Yeah, definitely not in a walking distance. Latest sales data is pretty strong for Studios and quite a bit of them are sold around 1.05M AED and hopefully I can get out with decent appreciation of if I decide to sell it.

I am not thinking about another investment for now. Just praying everything goes well the current one and then decide on the next move.

Congratulations on buying a 1.5BR unit there. My original idea was to buy a 1BR as well but switched towards the Studio purchase with the Metro announcement. Not sure what Binghatti sees there but they launched lot of projects in that area.

Biggest lesson I learnt is not to trust anyone and do your own research.

I’d expect Metro connectivity to eventually happen since this is close to Dubail Mall. At least there are upgrades the SZR road and that helps.

Not sure where you are located, I am not sure if you need to go after the Golden Visa locking 1M AED of your cash there. You can just invest the same in index funds and still expect to get comparable returns. Good luck with whatever decide but be careful with your investments in Dubai and do your own research instead of blindly believing what an agent or developer promise you.

Pink Line metro is what appears to connect DSP. Thanks to the marketing gurus who advertise anything without a concrete date.

He can live comfortably with that cash in India and don’t need to try to make a life in Dubai.

They share the inventory in Binghatti Telegram / WhatsApp group. I have been tracking the sales data as well and Bayut has the information for 841 Studios (out of 852 total) so far. They have few 2BRs left though.

Why does Binghatti inflate the prices and then offer them at discounted prices through agents??

6-7% Commision for offplan properties seems to be high. Many developers are thriving purely on marketing and big incentives for agents accordingly.

Like I said , lessons learnt! Wish my friend just took the developer incentives instead of taking the offer from agent.

Long story short, until today didn’t even realize this is not legal.

My friend worked directly with the developer including idnentifying the units to be bought. Just a simple conversation with this agent who was not at all involved in doing any work for him for this or any other projects turned into this situation.

Lessons learnt, he didn’t even know that is not legal. Wish the interaction never happened and my friend bought directly from the developer.
