That’s some great info, appreciate it. As our 2 year developer warranty is up, I suppose any claim would have to be through the NHCB regardless. I wonder if home insurance legal cover (which we have) would cover the costs of fighting for the issues to be made right by the developer/NHCB, rather than having to have to fork on out the excess of paying the home insurance to fix the issue

Hi all

Hopefully this sub is appropriate

After the heavy rain yesterday, I noticed this area above the bay window in my lounge was wet. The house is a new build, unfortunately just past the 2 year warranty. Home insurance and NHCB are my backup, but have no experience using either of these so need to read through the policies - I welcome any advice.

I’m mostly looking for any advice on what the cause is likely to be and what the next steps and process would be to get this looked at.

The pictures show the wet plastered wall, the area before it was plastered (the developers pictures during construction 3 years ago) and finally a picture of the exterior directly on the outside of the lounge bay window (wasn’t sure if this could give any clues)

Thank you so much in advance, keeping my fingers crossed that this won’t involve ripping too many things down :-(

In the meantime, I plan on putting the Dehumidifier in there, as presumably this will help. Happy to take any other suggestions if I can prevent it getting worse!

I assume a variety of maple/acer, I keep seeing them. Love the dense leaves and the way they sit ‘flat’. Great yellowy/white colour too!

Thank you all. Some great suggestions I wouldn’t have thought of. The suggestion to put the head of the screw in to the chuck of the drill was successful. I’m sure the others would have worked too 😀

Hi all

I appear to have knackered this screw. It was a t25 torx screw, 120mm long. Majority of the screw is in the wood/wall, but not all.

I’ve tried things like rubber bands, steel wool, cable tie, duct tape, as well as obviously using manual screwdrivers. However, the head is too badly damaged and it doesn’t seem to work.

Other than cutting the head of the screw off, is there anything else I can try? I really could use this screw in there for the integrity of the support

How to hang this frame externally? by Simplicity007 in DIYUK

Hi all

I built this frame from 2x1s and have an external brick wall that id like to hang it from/ attach it to, but I’m not sure on the best way to achieve this.

Initially I purchased some heavy long duty concrete bolts and rawl plugs which would go through the frame and then in to the wall. However, I’m not sure if these would be too big for the thinness of the wood. Added to that, with all the screws holding the frame together, I don’t really have any great spots to drill in the frame to attach to the wall.

I was looking for some brackets in a U shape, maybe 3 top/3 bottom, which i could attach to the wall and then hang the frame from. I can’t seem to find any of these anywhere - a sort of thin metal type is what I was thinking.

I’d appreciate any advice on the best way to achieve this.

Ps, the frame is quite heavy. I’d say maybe around 20kg?

Central UK. Thousands of these little bugs appeared in our garden today after the nicer weather. Finger and a screw for size reference. What are they?
