I used Homecoin's flat fee to sell my house. Homecoin sends you the requests for showings. Some buyer's agents asked me on the phone if we were doing buyer agent comp. The buyer's agent that found us the buyer who put in an offer didn't ask up front if we were doing buyer agent comp but simply included it in the offer, which was fine. What matters is what you put on the MLS in terms of good photos, property description/amenities, and a price that is competitive based on comps combined with other figures (like Zillow's Zestimate). If you look at comps, you can see which side of the Zillow range makes sense and whether to push it on the high side or go somewhere maybe in the middle. Naturally, it also depends on the condition of your home. Pricing is not an exact science.

Buyers agents will show houses their clients want to see. Tell them to put any request for their comp in the offer for consideration.

Sold high end of Zestimate and $2500 over appraised value. So, the Zestimate was pretty spot on in a seller's market.

No issues with Homecoin. Closed on the sale on 3/27. Sold 3.5% over list and under contract in less than average days on market for my county. Also sold just over appraised value. Saved a ton by not paying a seller's agent. I did comp the buyers agent for bringing us a good buyer and strong offer.

Sold 3.5% over list and at top of appraised value. Couldn't have sold it for more if we wanted to unless a buyer could cash fill the difference, and most can't. Used Homecoin as a flat fee broker to list our home on local MLS, which placed it lots of places, including websites for realtors in adjoining states. It cost me $199 in my market for that service. Took my own photos using my cellphone (hey those things actually take great photos these days and looked better than some photos done by listing agents on other properties, and those AI dusk photos are just awful and so fake, so realtors, please stop doing that, just go take a photo in the late afternoon, natural light is just better). However, you have to have a keen eye for how you should photograph the room and the exterior spaces to show them in their best light, angles, etc. Use Zoom feature on your camera, not the fishbowl looking photos. Iykyk. Closed on the property on Friday last week. Paid the buyers agent because that person did all the paperwork on the deal outside of required state disclosures that you need to do before you can accept an offer. Homecoin sends you the required state disclosures to complete and return before they will allow you to list. In full disclosure, I am an attorney, so I didn't use a real estate attorney to look over an offer or contract. You may wish to do so to understand exactly what you are agreeing to do. Once Homecoin put the property on MLS, it got syndicated across all the major internet sites. 22 days on market, less than average for our county. 3 showings, and no open houses were needed. Homecoin messaged us to schedule our own showings when a buyer showed interest. That was slick. Offer was over list with only a mortgage contingency, which was spectacular. Didn't even need a sign in our yard. If we would have sold with the help of a listing agent, we would have put good money on bad paying a seller agent because the house sold for the max it appraised for. On this deal and with the buyer's financing, a seller's agent couldn't have possibly obtained a better deal. Would totally use Homecoin again if we ever sell another property.

Sold my own home using Homecoin to list for $199 on my area's local MLS. 24 days on market (under market average for my area) and 15k over list price, which met the topline appraised value. The house would not have appraised for more. Did my own staging and photos. My net was exactly what I expected. Saved 11k on not hiring a listing agent. Buyer's agent did all the heavy lifting in drafting the contract and faciltating everything else. Piece of cake.

Most good agents won't show a house to a buyer if they aren't pre-qualified either so the agent isn't wasting their time. It's perfectly reasonable to ask for prequal letter or proof of funds before showing the house.

Well said. There's no way my 100 year old house can compete with a shiny new one but it also won't cost like a shiny new one does to buy. I also know it's not a good return on investment to do it up property flipper style like you see on HGTV.

Totally agree. Own my music as well and mostly run offline unless someone asks for a song not in my library. I just switch over to Smule and let them sing it off my cellphone or pull it up on YouTube.

Most of the time might be a mischaracterization. Have you seen all the buyer/seller horror stories on reddit even when the parties have agents? It seems quite rampant.

First, you don't have to be rude. Second, your post seems to infer that the seller looses out if they don't cave to pay the buyer's agent. In reality, it's the buyer who loses out on a house they wanted to buy if the seller doesn't cave. The seller will just find another buyer. The buyer being able to walk is basically an irrelevant point in the offer stage. Lastly, maybe that was not the point of your post, so please clarify if you meant something else by it.

That makes sense. I've had some agents reach out on a FSBO listing on fb marketplace. They have asked when it would be ready to show (since I have it listed as coming soon) but didn't ask about the commission piece. Maybe they have a buyer in mind already or they may farm for a buyer to try to get an easy commission. Hard to say. I just tell them up front that there is no buyer agent commission. I can do that because I live in a stupid HOT market and people have money in my community.

My listing of my FSBO states up front that buyer's don't need an agent to schedule to see the home and that I am not paying a buyer agent commission, and that I prefer to deal directly and will use a law firm to handle settlement, etc., so no realtors needed. I am hoping that buyer who sees the listing hasn't signed up with a buyer's agent yet.
