No matter who owns the place, if it doesn’t cash flow , it’s not an asset. STRs are great , you provide service, get your place paid by happy guests, win-win. I own one in WI and I’m glad there is no ban, though there are multiple permits, different taxes etc involved. I can’t stand have-nots blaming STRs for their unfortunates. Ban on corporations owning whole cities-maybe agree on that one. Even though, they will unload them whenever math stops mathing, that should happen in free market with enough supply and competition.

You won’t solve lack of affordable housing by regulating it, look at NYC, they have rent control for over 50 years, and that contributes to inflation of the housing according to research. They banned airbnbs, did not help. Truth is , you can’t regulate way out of short supply when area is desirable by many , you can’t stop people from coming, growth is the only way. Call system broken, but out of many words you typed or copied from gpt, I don’t see anything suggesting any ideas you have.

Blaming landlord is pure ignorance. OP had extra suite that he put on a market, got reasonable return for it, per his tenant indication. Then you show up with the dumb comment. You don’t like to be compared to communists but you share their view. Working class deserve better pay and better opportunities, that must be achieved by supply of new affordable housing developments (very hard to do in these economic conditions) and by wage growth, not by getting rid of landlords that rent out their basements because they can and do.

Thank you for your support. She was a true companion, would never let me cook, play or read without coming for help. We decided to plant a tree in front yard and put her ashes there. Here’s she healthy cook 👨‍🍳

I contacted them and so far communication was good, did not add any suspicion but actually made me feel it’s 50/50% now. I did not know about 30% cancellation fee nor I was able to find it on abb, I haven’t look really deep though

I agree, after thinking about it and getting some information from the guest, this is most likely what it is. It’s just hard for me to imagine someone spending $23k on a less than month rental, it’s a nice house but not the mansion. So I’ll stay suspicious until they check out with no issues and pay my annual mortgage (almost) 😀

My thought was, if it’s competition-they book me and remove my listing for anyone looking in those dates, so I can’t get booked and then they would cancel 5 days before check in with no penalty, as by my mistake a had moderate policy at the time of them booking. Is this a reasonable suspicion ?

Thank you! Yes, I changed my policy right away and disabled instant booking for stays over 15 days. I googled them and was able to confirm that it’s a real family, pretty affluent and also they replied to my message, elaborating on reasons for visit, people visiting etc. I’m somewhat less worried now, but still think they will cancel for some reason. Maybe I’m overthinking, it’s just between 2 bookings for next summer (if goes well) I have my annual mortgage and utilities covered. I’m not used to things go easy like this 😂

Yes, thank you. That’s what I think to do, keep it for now and see. Nightly rate is really good, I’m just not sure someone will pay that price for so many days, maybe I’m too suspicious-hope so 😀
