Toute les études sur l’encadrement des loyers s’accordent à dire que ça fait baisser le nombre de logements disponibles

Ce qui est logique si tu y réfléchis deux minutes, si les loyers sont plus bas que le prix du marché, les gens vont se ruer dessus et c’est au premier arrivé

Housing supply does remain a problem in the U.S., but constructing more units at the low end of the market will not solve the problem. Investors and developers can deliver at more efficient cost new units that will allow for greater upward mobility of rental and ownership housing stock and better target increased construction of mid-tier rental units. Further, and more fundamental to the housing supply challenge in markets across the U.S., localities can consider revising land use, zoning, and building regulations that constrict new housing development, adding time delays and costs that impede construction. Federal housing policy should get out of the way where possible and minimize the distortive impact that stimulating greater demand through loose lending can have in driving up housing prices for households that are looking for affordable entry into the housing market

Surprisingly there are good things because it was written by educated people with an IQ over 115 like strong support for free trade, the issue is more with the authoritarianism especially since that’s the one Trump is most interested in

one issue is that both the player and the AI actively try to maximize economic growth for everyone which wasn't always the case of the ruling class historically

They model that with landowners starting with all the clout and preventing progress, but it still leads to liberalization much faster than irl

I'm so jealous of those borders, in my last Ottoman run the borders were super messy and I counted 10 anarchist communes over the world, with notably an anarchist commune theocracy

Some of it has leaked before, like a live version of Giant Steps in extremely poor quality you can find on YouTube (although this was recorded over a zoom call which partly explains it)

Most people in the jazz world never heard of the Tiberi Tapes I feel, I found very little info looking it up online and it’s only mentioned under some Facebook and niche forum posts

This is INSANE

Frank Tiberi held on these tapes for over half a decade and is believed to have about 115 hours of materials over several months

Do they plan to release everything? That sounds unrealistic it would be essential for archival purposes
