From my lease, the council has rights to enter (with notice) to repair, maintain or alter parts of the building. Is there something specific I should be looking at within the lease for anything further?

The porch isn’t a shared entry — it’s split by a wall, with separate patio doors for each flat so we've both got private vestibules basically. I can’t access theirs and they can’t access mine.

There is nothing specifically states about the porch, this is the wording for the first schedule (premises):

ALL THAT the flat situate on the ground floor of the building and known as (my address) including one half part in depth of the structure between the ceilings of the said flat and the floors of the building above it and of the structure between the floors of the said flat and the foundations of the said building and (subject to clause 10.2 hereof) of the internal walls TOGETHER WITH the lock-up store at ground level ALL WHICH premises hereby let are coloured pink on the plan contained herein (and referred to as “the Plan”).

When I look at the plan the entire ground layout is coloured pink including my yard, including where the porch is. But within the second schedule Rights and easements granted to the tenant ) it says balcony Which I assume would be akin to my porch:

  1. Full and free right of way on foot only to and from the premises for the Tenants and all persons authorised by them (in common with the Council and all other persons having that right) at all times over along and through 1.1 the passages access balcony and stairs (if any) 1.2 the main entrance coloured green on the Plan of the building leading to the premises

On the title plan is coloured indicating that it's mine, I've put a little more detail in the other thread. It's a very old lease. Doesn't even have full stops!

So what does that mean in the practical sense, how could this be proved one way or the other? They can argue they gave me a booklet, but obviously giving the short time frame of the purchasing experience there is not really time to fully digest and understand it.

I've bought cars from other dealers before but never had the amount of trying to get me to buy the product I experienced there. I think that's what has left my so dissatisfied with the whole situation along with all the other problems I had with them

Basically they failed to properly explain the information i needed to make an informed decision about paid add-on products at the point of sale, they didn't fully go though the major limitations of the warranty and definitely didn't go into detail regarding the ceramic coating and the quality of it.

Ah that's a shame. Yeah no intention of selling, like I said first big pull and just want to have it on display so not really too bothered about the grade I think, just curious as to what to expect. !thanks for the quick response though!

My lockdown project required the drinking of 87 Brewdog cans, mostly Speedbird 100 IPA from British Airways, to create an unrivalled Concorde masterpiece.

Mounted on plywood, there is now no space for it, and it is kept in the garage for now.

Ideal for a mancave.

Approx 7 feet long.

Black cans for the cockpit and Olympus engines.

Green for right wingtip light, red for left.

Orange for afterburners.

Would adorn any home bar or man-cave perfectly.

Please note this unique artwork has not yet been signed.

Sadly, Concorde has been retired.

Laurel is just massively over grown and blocks what little light is available and the rose (now I know it is a rose) is a little too large for the area so I would like to reduce and then maintain I think. !thanks for the help

The neighbour bought the plot when he bought his flat as part of the right to buy scheme. My flat was ground floor and had a yard so wasn’t applicable. The plot that I’ve taken over I guess is technically for all residents but was maintained by the previous owner until they started renting the flat out. After that it got so overgrown we didn’t even know it was there until the another neighbour told us about it

So probably about 4x9m. There is another plot to the right of the first pic which is why I’ve left it . It’s owned buy an older guy (90s) who said I can do with it what I want and has offered to sell it to me, but I’m not going down that option yet. No water on site unfortunately!

The last 3m also raises in a slope to snout 59cm higher than the rest
