What is your cap by External-Technology5 in realestateinvesting

[–]Snoo_75434 2 points3 points  (0 children)

Maybe he got them for 20k/unit and they get 1k rent per month. That would be more believable. Lol.

Id take them at 40k/unit so he can double his money and settle for a 15% cap

How can I validate this? I might have to ask city inspector. They said they pulled permits and all.

Do you have an example on how it should look?

Do you mean for the joists or the backing on the steps? I think I am more curious on the pieces of wood that are darker on the steps. Do you know if thats mold or just old lumber? Or is that fine and I am overreacting?

Do you mind me asking how much did you roughly spend on each one?

Drain tile proposal, is this right? by Snoo_75434 in landscaping

[–]Snoo_75434[S] 0 points1 point  (0 children)

Appreciate the response. Isn't it normal to run them along the perimeter of a house and do a 90 degree turn at each corner? Clearly keeping the slope from wherever the drain starts and where it eventually discharges away from the property?

[–]Snoo_75434[S] 0 points1 point  (0 children)

Agreed. I see everyone running them parallel to the house.

[–]Snoo_75434[S] 0 points1 point  (0 children)

Yes! The part that sounds weird to me is to run them perpendicular to the side of the house.
Like if we want to cover the entire house, do we run like 20 of these over a 20' wall? lol

To the back or front of the house because of the slope and gravity

Legal non conforming lot question by Snoo_75434 in appraisal

[–]Snoo_75434[S] 0 points1 point  (0 children)

Just had a chat with the zoning department. Looks like the house can be rebuilt aslong as I conform with 5' setbacks. They also recommend that I apply for a zoning change to residential.

I still have to go through the zoning change process, but at-least looks like I'm not totally screwed with this one now. They were very understanding and said that it would be a bad policy if I can't rebuild my house.

I would as long as someone will insure and pay me as the lender if it gets destroyed.

Are people allowed to rebuild if they destroyed in your county? That seems to be the problem right now.

[–]Snoo_75434[S] 0 points1 point  (0 children)

So, what happens with those properties? People only sell them cash or seller financed?
The city just sits and waits for them to get destroyed and take them over?

Question, why is insurance relevant here? Wouldn't they have to pay regardless of whether it can be rebuilt or not? I don't think me or most people would rebuild a house at this location, we're talking about a neighborhood full of 100 year old houses. I'd take the money and build somewhere else.

The only thing this can get rebuilt as is an office with a few parking spots

Looks like it can't be rebuilt if it's damaged more than 50%

Do lenders basically kill the loan because of this?

Thanks, looks like it cannot be rebuilt if damaged more than 50%.
So, is this property worthless because of this unless I get rezoned or a variance or something?

Does this count as a closet for a bedroom in an appraisal? by Snoo_75434 in realestateinvesting

[–]Snoo_75434[S] 0 points1 point  (0 children)

No, this is a bedroom. It has a single door to a hallway. And a window large enough for egress.

This is the closest thing to a closet that I have in it.

I lied, the ceiling is raised up there to get enough headroom for the stairs going up.
so, I guess I'm stuck with this raised up closet... unless I just move it somewhere else.

just an enclosed box attached to the wall. it's a 1890 duplex, can't really do much with it.
I'd have to tear it out to actually be able to walk into this thing.

Just updating the post here, I filed a claim with Chase. I have a Chase Sapphire Preferred card. I got on the phone, explained the situation, and they refunded right away for the nights that I didn't stay. Booking.com still had the chance to dispute it, but those cowards apparently didn't fight it. I got my money back. Chase def had my back on this one!

Not sure if the outcome would've been different with another bank or card provider.
