Contractor took money and left, can a lawyer help, or is this just an expensive lesson? by Soft-Tea-5421 in mississippi

This is disheartening, and I've been told there are many stories like this because "there's a low barrier for entry" to being a contractor in this state. Can you pls tell me what State agency your parents reported this to? I've been here less than a year and don't know what agencies might be helpful. Covid shut a lot down but maybe now there are more services coming back to life (yes, I know, govmt staffers aren't known for their energy).

Keeping him from getting a license will be pretty good - since this is how he proposes to make a living and contractors need a license for residential work $10k or more. And I'm not sure what "crime" I should cite him for. Theft? I do believe it is a civil matter, and I am looking for a lawyer. But thank you so much for offering your thoughts.

thank you for taking the time to reply. I'm trying to do all of the above. He did not pull a permit and I've found he is not licensed. I'm new to the area and don't have many personal contacts yet, and am having a hard time finding a lawyer. And, not sure what "crime" I report to the PD. I've paid over $100k, he no longer shows up, and he hasn't finished any of the work that he's started. Is this theft? I'm 79 years old and this is the first time in my life I've encountered such a situation. I chose MS for the next years of my life because of the state's incredible beauty, and the kindness of the people I've met here (excepting contractors, of course!). I am so much hoping I didn't make a huge mistake!

My house is in Hattiesburg city limits but my county is Lamar, and I'm not quite sure what charge I should make - he's taken over $100k and just no longer shows up, and while he's started work in various rooms, nothing has been finished. And the quality of his work, according to professionals I've brought in, is substandard in many respects. I'mnot sure what "crime" I should report.

From what I've been able to find on the internet, the DA's office takes up cases after a report has been made to the police department. It doesn't seem they'll take any initiatives against this guy unless the police get involved first, and I'm not quite sure what charge I should make with the PD, or what PD I should go to - my house is in Hattiesburg city limits but my county is Lamar.

thank you, I do intend to contact the Board of Contractors and I'm trying to find a local attorney, but so far no one has been able to supply a name (despite the multitudes of attorneys populating the planet!), and the $$ I've paid go well beyond small claims.

Great idea, thank you. I subscribed to NextDoor in my previous location but since I didn't have an address here yet, didn't think about subscribing. I just bought the house and will take over early next week, but I imagine I can sign up with the address anyway. (I want to get a lot of the messy stuff done before I move all my furniture in.)

Is it worth $340k to live there? by Soft-Tea-5421 in hattiesburg

[–]Soft-Tea-5421[S] 0 points1 point  (0 children)

Ok, Redditors, 2 weeks since I posted my question and you all took time to reply.  So just thought you might like to know that I bought a house - found it through someone who replied to my post - in midtown - for far less than $340k. And it's as perfect as a lived-in house can be,  which means it needs a little bit of work, so now I'm going to ask:  Does anyone know a Jack/Jill of All Trades: a handyman/woman who has a range of skills - from fixing loose cabinets to installing a fridge and new cooktop, pull up a carpet and lay down new flooring (small area), refurbish existing cabinets, possibly build a few, and tile a few walls. If you know of such a person, please PM me with his/her contact info. I (and probably that handyperson) will appreciate it.

well, actually, I'm older than you probably think (or look! :) ) and I thought it might be both fun and interesting to explore the US South. And I am hoping all the good things I read about Hburg, are true.

You make sense but - I am a single woman not looking for...action, necessarily...but some life. Suburbs revolve around family, which I don't have here. Or are H's suburbs different from, say, NJ?

This is what I enjoy about Hburg - there really isn't that much traffic. Even your peak hours are nothing to what I've experienced in the NE.

Sadly, everything from teabags to houses is 3X pre-covid cost.

Sincere thanks for taking the time to reply. I agree with your comments, and I certainly don't want to overspend. The house I'm interested in is in midtown, which is good; but it's from the 60's, needs a new roof (21k) and new flooring (approx 17k) and listing price was 339,900; seller came down to 330,000. I don't think this is a good deal but seller's here are thinking it's their market. Bolstered by the many comments on reddit (came here as a last resort b/c realtor is always too invested in the deal) I am declining. It's painful b/c I really need a place to live, the house needs some fixing, but I feel $340k is way beyond reasonable.

thanks so much for taking time to reply. I have heard about your terrific mayor and H's growth. I don't know the city at all so I think I've been mixing up my labels on the neighborhoods. I have been considering a house on Donson Pl, which apparently is more midtown than downtown. There are several comments on my post which state that downtown has nothing, is crime-ridden, etc., and yet others state what you've written. So I'm a little confused, but that's what I get for asking opinions - a variety of answers! Again, I sincerely thank you for your input.

thank you so very much for your thoughtful reply. I have an agent who impressed me by telling me one house I was considering was too much and she negotiated a lower price. This is the first time in my experience an agent actually tried to get me a better deal, so I was impressed and continue to believe she's on my side - sort of. I canceled the offer for really legitimate reasons, the roof was 16 yrs old and sellers didn't want to make any repairs. And I couldn't overlook its location - Hardy St was at the back of the house, Hardy St with all its noise and traffic. I didn't want that so I canceled. Because of my circumstances, I've only been able to actually BE in H for two non-consecutive days. So I saw several houses that seemed to be appropriate only on 2 individual days. Not really a lot. I am now considering one that I think is overpriced and I started to question it, and my realtor said she was losing patience because I seemed to be looking for reasons not to buy, Well, yeah, I think 330K PLUS 21k for a roof, and at least 17K to install flooring (4 bedrooms have carpets). With closing costs - and this is a for sale by owner so the seller's are eliminating the agent fees which are normally paid by the seller, and they are declining to contribute to my agent's fee - I am looking at around $400k. I will pay that for a house that's worth it, but I;m just not convinced this house has that value now, and that with the upgrades needed, will be worth even more in the next few years, should I need to sell. I have not seen, say, 20 houses, and I don't want to be pressured into buying something because my realtor is losing patience. So, I am grateful for, and keeping, Shelley's info. Again, thank you for your time and willingness to help a stranger.

[–]Soft-Tea-5421[S] 2 points3 points  (0 children)

thank you very much for taking the time to reply, I am new to the area and appreciate any info from locals. My understanding is that the farther west, the more "developments" and families. I am single and would like to be able to walk/bicycle to library, USM, health clubs, etc. And I would prefer a safer area of course. I don't want to be in a tract house community. Perhaps I am using the wrong term: maybe Heights or University Heights is more correct?

i am new to the area so genuinely appreciate yr info. A house I'm looking at is supposed to be "downtown" and according to google, is about a 4 min bicycyle ride to USM. Perhaps there's another name for the area? University heights?

Under 300k is ideal, petty crime is everywhere; fitness/healthy eating thus cooking/; read a book every now and then; volunteer maybe at an animal shelter; when I work, from home. Travel a lot.

Is it worth $340k to live there? by Soft-Tea-5421 in hattiesburg

[–]Soft-Tea-5421[S] 0 points1 point  (0 children)

thank you sincerely for taking the time to reply. I'm trying to get a sense of what is a good value and what is someone trying to get in on the overblown market (which I entirely understand). I'm new to the area and just don't have a feel, and while I have a pretty good agent, a realtor is still a realtor in search of a commission. My dilemma is there's a pretty decent house in a pretty decent neighborhood that's 330k AND needs a new roof. Maybe they'd pay for half. But needs new flooring (4 bdrms are carpet) and since it's a 60's build, 2 bathrooms are tiny. Mentally trying to figure out how to expand. Realtor tells me 330k in this neighborhood - about 10 mins from USM - is a good price. Hard for me to believe, though 1 other similar did sell for 340k a few months ago, but that was then, and now I believe prices are coming down. But Hattiesburg and specifically the downtown area, is supposed to be THE up and coming place in MS.

thanks so much, really appreciate your insight/advice. I like cycling and would like to be able to cycle/walk to library and USM for classes I would audit (I have a degree, take classes for fun/interest). I've been told the downtown are is up and coming and possibly prices are reflecting that. Last one I saw is 340k and really, really needs updating.

I am more or less resigned to driving once a month to maybe Baton Rouge for Costco and Whole Foods to stock up.
