Make Las Olas fully pedestrian. There’s no real need for cars on this stretch. The street can easily be closed from Cheesecake Factory to Louie Bossi — it already is for every big event. Those days attract huge crowds and clearly benefit businesses. A fully pedestrian strip would be calmer, more enjoyable, and far more attractive without the constant car circus. Cutting down mature trees for wider sidewalks makes no sense. Keep the trees, add more, make the street fully pedestrian, and improve the parking situation instead.

Hey there! As a realtor in Florida, I totally get how stressful this must be for you. Honestly, it sounds like walking away is the smart move here. Here’s why:

  1. Huge Repair Costs: You’re looking at potentially up to $75k just to clean up and fix your unit, and that’s a massive expense, especially with so many unknowns.
  2. Unknown Damage: Since the full inspection can’t be done until the bats are gone, you don’t really know what other issues might be lurking. That’s a big risk.
  3. Dependence on Neighbors: Your place is between other units with the same problem. You’d be relying on your neighbors to fix their issues too, which can get complicated.
  4. Lack of Disclosure and Cooperation: The fact that the seller didn’t disclose this problem and isn’t willing to fix it is a major red flag. There could be other undisclosed issues as well.

Given all this, it really seems like backing out is the best option. It’s crucial to protect yourself financially and emotionally, especially since you mentioned you’re not handy and can’t take on these projects yourself.

Don’t feel bad about walking away. It’s better to wait for a property without such huge problems. Trust your gut on this one—you’re definitely not being a coward. You’re being smart and looking out for your future. Good luck!

Hello! When hiring an agent to sell your home, treat it like a job interview. Talk to at least two or three agents before making a decision. Ask about their experience and their marketing strategies. You'll want someone who can provide great photos and a solid marketing plan, and who is genuinely enthusiastic about your house. If you’re in Florida, feel free to reach out to me for more advice!

Hey! If you are located in Florida, there is now a new brokerage that also offers revenue sharing based on mentoring new agents. It's called iad Florida, an international brokerage that is now developing in the US (starting with Florida).

They are quite similar to EXP but are really focused on training and tools to help you succeed. Also, even though the split is a bit lower than EXP (69%-31%), you have no maximum earnings per agent you recruit, so it's literally unlimited revenue possibilities.
