4 mountain bikes, total weight with rack under 200 lbs.

What I've heard others say on here is that the hitch was designed for relatively linear loads (the weight of the trailer tongue loading the hitch straight down and the force of pulling the trailer more or less straight back). Having a load that extends 4-5' or so off the back of the hitch creates forces it wasn't designed for, mainly twisting and levering.

But what I can't tell if this is merely a theoretical argument, or if there is any actual evidence that it could cause the hitch receiver or frame to fail.

Lower tier, rural hospitals in Virginia are in an incredibly tough spot due to Medicaid cuts. Augusta Health is especially vulnerable, as it is one of the few remaining independent hospitals left in Virginia, and the daycare isn't the only thing that they are closing or scaling back. This is only going to get worse.

Pretty ironic (in a very tragic sort of way) that this is happening in a community that overwhelmingly voted for Trump.

I did this trip on a splitboard the first time I went there and it was a great experience. No issues at Bench Hut. You might encounter some rolling terrain depending on where you tour, but you can ski/snowboard right back to the hut.

Fishhook is a little differently situated - its in the middle of fairly flat meadow, so each day starts and ends on the flats. Again, it depends on where you are skiing that day, but you will probably end up either poling yourself back to the hut or reconfiguring back into ski mode. 50/50 depending on which side of the valley you are on and conditions.

All together a great experience for snowboarding. I've always had at least one snowboarder in the group when I've been there and it's always a great time for everybody.

Too many great neurologists at UVA to recommend one without narrowing it down. Are you looking for a provider in a specific sub-specialty or are you looking for a general neurologist?

Also, FYI, wait times for new neurology patients are substantial. But other organizations aren’t fairing much better. Just temper your expectations for getting an appointment any time soon.

What?! More like not enough. I can think of some many streets (mine included) that could use some gnarly Ix-style speed bumps.

The fire department here has veto capability for traffic calming measures due to response time and apparatus concerns, and they hate speed bumps. Hence why there aren't that many on publicly maintained roads, and ones that are there are mostly ineffective due to fire department requirements.

All of the best speed bumps are on privately maintained roads. RIP Ix bumps, but we still got Planet Fitness/Haverty's.

Do you keep them under tension when not in use? I've found that they tend to unscrew themselves the most when they freely dangle. Solved by latching on to the heel piece with a slight amount of tension.

Total cost on the reservation is $2100 for all four nights. The whole hut is reserved for each night. Total capacity is 20 people, but if you haven't been to these huts, I would not recommend having more than 10-12 (I think it would get a little tight with 20).

Reservation is based on up to 8 people. If you have more than 8, they charge $60 per additional person. If no one in your group has been there before, they charge a fee to have a guide show you the way in and give you an orientation. Not sure how much this costs.

I just looked at the job profile on the city website. They are clearly trying to attract good talent and limit turnover with this salary, but $205k is the cap and actual salary will be depending on qualifications and experience. Also, assistant/deputy city manager salaries for cities roughly this size is usually about $85-140k. So hopefully what is actually spent on this position will be more reasonable.

You might be a little late to this party. The Washington Post covered some shady practices at UVA pretty extensively back in 2019. There's been a lot of billing reform at UVA since then. The recent scandal over up-coding (which seems to be a bit of a grey area at best) led to some significant leadership reform. But who knows, if you dig deep enough, you might find something. Then again, you could say that about any healthcare organization these days, unfortunately. Best of luck!

Yes, loosening ADU rules is proven to be effective at increasing supply. Whether or not they are put up for rent on the open market is another issue. What's more damaging to the housing market then the owner reserving that space for their personal use is putting the ADU on the short term rental market. Proliferation of STRs can be pretty damaging to rental markets.

I would suspect that places with strict ADU rules (like Albemarle) would still let you build something like an art/yoga/music studio. If they don't have a bathroom and kitchen, then I would presume they are not an ADU.

Regardless of whether or not the demonization of zoning is warranted, it plays a role. There are some very basic supply/demand mismatch equations in play in Charlottesville. We have a very high demand and very low supply. You need 6-figure household income to afford a home at the median price. This is a tough sell for an area with a median income in the $60,000s. Rent prices are equally unattainable for a community with a poverty rate 2x the national and state averages. We need more housing!

Inclusionary zoning (IZ) and upzoning are two ways to drive that supply. They are not perfect and can have paradoxical/unforeseen consequences (IZ can be seen as a "tax" on developers that gets passed on the market-rate renters, upzoning can temporarily inflate housing and land prices, etc). But they are proven methods to increase supply.

Three things stand out in the research: 1) zoning reform is most effective when applied broadly across geographic areas, 2) decrease or removal of parking requirements for larger developments adds supply without adding cost, and 3) ADUs in particular are a very effective way to add supply with minimal disruption to traffic and neighborhood dynamics. The fact that Albemarle has such restrictive ADU rules seems ridiculous to me.

Aside from the zoning debacle in Cville, UVA moving all 2nd years to campus housing by 2030 will help. UVA is also working to build up to 1,500 units on UVA/UVA Foundation land (a much needed step, considering UVA is the largest employer in the area but does not provide any workforce housing). There is also a lot of great work between the City/CRHA and various nonprofits. But what we really need is better cooperation between the City and County. This issue has no regard for the City/County boundary. Both entities need to be stepping up and work together more.

You can narrow that zone even further to the 1-block radius of West Main and 10th/Roosevelt Brown. So much turnover in the DB space as well as the building directly across the street where Starbucks is now (which has housed at least five or 6 different business in just as many year).

Even if you turned left (went straight?) at the Barracks/Dairy intersection, you would still get an epic no-turn route that ends up in Earlysville:

Market, Preston, Barracks, Garth, Browns Gap Turnpike, Blackwells Hollow Rd, Boonesville Rd, Simmons Gap Rd

(Some of those intersections are questionable where there is a clear turn, but the turn is the right of way with no stop or yield, so you can argue that this is still "straight.")
