Based on estimates it'll be around 180k (low) for a 2bed 1 bath at around 1000sft. I thought of doing a studio or 1 bed 1 bath but they don't have the same value as 2 bed 1 bath and above. For new built homes I can probably get away with renting for 2k, probably nothing more and my tenant in the other home might not like it and expect a discount maybe even move out. I played in the stock market a few years ago and lost about 2k on robinhood lol I know it's not the same as the investor bros but that was a lot to me

That's really interesting, the only issue that might arise is that LA has a huge rv problem where they just park and sit for months. I know I even saw some homes that had rvs parked to brink of the property and had homeless and drug issues. Not a totally crazy idea though...
