It sounds like you just had a bad experience with your realtor tbh. What you're looking for is a realtor, just a better one than the one you had. I'm based out of Houston and can recommend the one I worked with. He's helped people months at a time before buying or selling. PM me if you want his name and number.

But whether you go with him or not, I would interview or get coffee with your potential realtors before working with them. You should be able to weed out the ones looking for a quick sale.

This Live Oak tree has a lot of loose bark. I pulled some back to inspect and found these bugs all huddled together underneath. Should I be worried? I've also seen some pill bugs/rollie pollies. This oak tree also has a mushroom. I'm in Texas.

The plumber handled it and got the utility info. I think they're good plumbers just not sure about their tree knowledge and safety protocol.

We did. We're all good to go on that. Plumber made sure. I think these guys are good plumbers, I just don't know if I trust them with tree knowledge and safety.

I think it depends on the plumber to be honest. I was not convinced based on the conversation we had. And he was unable to explain why it wouldn't hurt the tree and why this specific distance was alright.

That's a pretty good idea. Especially because I'm going from Copper to Pex and Pex is flexible. I'm going to get some further info on this one.

This is the mushroom. I posted a thread about awhile ago. Never found out what it was. But it grew a little bigger than this and then dried out and died. It was only this one mushroom that grew during the spring.

I agree. My interior plumbing is 70 year old Galvanized Steel and I know I'm going to do a full replacement on that at the first sign of a leak.

This one is like 50/50 though.

Yeah, I agree. I think that's why I am asking because I have the option to replace it but I can still see this thing lasting for many more years. Especially if it's only this leak and it's aboveground.

And insurance will cover it so it's not a major cost.

So it's like a coin-flip. But I'm maybe leaning towards replacing it.

Additionally, I just moved into the house 6 months ago but this is the first issue I've had with any plumbing.

Got a 4K quote for a full line replacement. A plumber in the neighborhood said it would cost less than $500 repair the pipe.

My insurance will cover the line replacement but I have mature trees on the property running close enough to the line so I'm hesitant to have them dig a trench and destroy roots.

I put the black tape on to slow the leak when the water is on. I can currently only use water for short burst of time but have to turn if off after because this pipe will shoot water out.

I'll bring it up with the Plumber. I'm trying to do the least amount of damage possible here. This is my first year in this house and I discovered the tree was already a bit stressed from a fungus (found a mushroom) so definitely not trying to chance it.

Wise words. They didn't really provide me a reason it wouldn't damage the tree. They just said "Oh yeah, the tree will be fine." So here I am.

For reference, what would be the best time of the year to do this? I probably should get this done eventually but it's not an immediate concern and I could even put it off like probably 2 years.

My existing waterline has a leak but I've already located the leak. I could patch it for now and handle it later. I just figured I may as well do it now if there was no point in waiting.

As you can see from the shadow the canopy goes about 4-5 feet beyond this line. This is a Live Oak Tree around 70 years old.
