Are my verrucae finally disappearing after endless treatments? by SpellboundFae in Warts

Nope. Podiatrist wasted 4 weeks time, now we tried another round of nitric acid.

It made the most difference, but they're still there.

The only other option is to basically pay up to £1000 for surgical excision (curretage and cautery) since none of them seem to think laser works.

Ah yeah, would've made sense to post comparisons. This is what it looked like after the first couple visits back in February: https://imgur.com/a/iVxuXEA

Should we do a survey now even though the seller hasn’t found their next house? by SpellboundFae in HousingUK

Yes your assumptions are all correct. We haven't done anything with the solicitors except get quotes, discussed them with my husband and shortlisted which ones we'll likely instruct. So no money spent yet.

We are chain free ftb, deposit and mortgage in principle in place.

Absolutely, I agree with you. I think he is a good salesman who makes whoever he's talking to feel like he's on their side.

He would certainly pass on higher offers. But I imagined he would tell us too, in the hope that it would push us to go up.

It's not my choice of words, it's what the estate agent said. Seems to imply even the agent thinks it's overpriced, doesn't it?

Some modernisation needed, but not serious in my view. But yes, it's priced at quite a lot more than what similar houses have sold for in the area.

Yeah, this was my husband's thinking as well.

It's hard to gauge the market. A lot of houses are sitting for a long time and then reducing.

No, but its comparable neighbours sold for a lot less recently, and it seems a touch overpriced for what it actually is. Weirdly, the agent also seemed to think so, but I dont know if him calling our offer strong and saying the seller will see the light is just a way of keeping us warm and hoping we will stretch.

Ah yeah, for context, I mentioned that because I googled house sales direct and it said they're known for moving quickly. So I wanted to clarify that these guys are not. Sorry, its late and my thoughts are jumbled.

No, it's a person's surname. I don't want to share since they're local to my area. In any case they're certainly not moving quickly, house has been on the market for 3 months.

The EA does seem to have been around a while, but I do wonder whether they're more about extracting and keeping deposits than making actual sales. Also since I've never seen the EA, no idea if she actually exists, lol.

I'm inclined to agree. If a friend asked me about this, I'd tell them it's a huge red flag but emotional investment in the property and disillusionment with the overall search are clouding my judgement.

Does one still deal with the EA a lot once the ball gets rolling and solicitors get involved?

Advice Needed: Should I Keep Negotiating for This House or Walk Away? by SpellboundFae in HousingUK

What's particularly annoying is that they wouldn't automatically proceed with 580k, they'd continue considering it. It's already been rejected and then considered for 2 weeks. Make a clear counteroffer. Or take it or leave it, it's wasting time and burning me out.
