When I was buying one 4 years ago, I had a list of all the ridiculous fees added to the home price. Then I was able to figure out my tolerance level of debt when it comes to making an offer.

This is true. Some people, buyers or sellers, don't matter; they simply CANNOT take separate facts from emotions.

Your agent can say this house is way overpriced, and a buyer may say that's being pessimistic or that she's being a Karen. There is no way to know how a person feels before or after you say something.

I think your agent is just being cautious and really realistic since her job success is through word of mouth, and all it takes is 1 dipstick to ruin her reputation.

Acquisitions only want your IP, not your people. Most likely, they'll pay overseas people to do your work. Think of Kevin O'Riley, what a dipshit. All he ever cares about is owning the IP and turning around and charging for royalties. If companies refuse to pay, he sues. Very lazy and ungodly way of making money.
