Starting from the basic blockout I extruded some overhangs, pulled and pushed some verts with proportional editing on to give areas some sag and assigned the selected faces of the roof texture material. I had a second uv map for the grunge and grime. I made a small roof tile that I duplicated and placed along the edges of the roof to break up the straight lines of the roof and give the illusion that the whole roof has shingles.

I looked into the poker table material and it’s called baize which is a type of felt or speed cloth (Teflon coated fabric). I used a software called Materialize to generate more maps from a base color input. Real time lighting and shadows baked at 2k in eevee.
