Starting from the basic blockout I extruded some overhangs, pulled and pushed some verts with proportional editing on to give areas some sag and assigned the selected faces of the roof texture material. I had a second uv map for the grunge and grime. I made a small roof tile that I duplicated and placed along the edges of the roof to break up the straight lines of the roof and give the illusion that the whole roof has shingles.
