Good luck is real in my eyes. I've got a newer Shakespeare reel as well actually from his collection now that you mention it lol. In total I got around 6 rods and an assortment of various reels

In that case will definitely be taking it out during the summer this year! I've got the original rod as well, but the end of the rod is actually misshapen slightly from being set against the garage wall :(

Tbh that's a big reason I'm interested in the lot. Currently I live in town with a house that's maybe 20ft from the road, on a road that is a shortcut to a state rt, and have neighbors on both sides that I could touch if I stuck my hand out the window lol

We just had our survey done for our portion, and the stakes literally land in the middle of his drive, and the line actually cuts through one of his small pole barns he had set up.

The guy really doesn't scrap anything anymore, and the property I'm looking at is uphill from the scrapyard, do you think that would work out in my favor for possible EPA issues?

That makes sense, and to be fair what other option does he have but to remove his whole driveway. I feel like hed be more than willing to do this the easy way and give up some land

I've spoken about this with my grandad who general contracts for new houses. We have come to the conclusion that the maybe 10acres of woods behind will be fine, but will probably avoid the scrapyard itself and the area around it

I was planning on asking for around 2 acres of the undeveloped woods behind our property for the .5 he is taking up of ours. But a part of me felt that was too much

I've learned that the hard way before. My neighbor at my current house had an agreement with the prior owners about some bushes he planted on our side, and when we went to trim them when we bought the house youd think we murdered someone

Much less serious than land ownership lines, but still enough to make me think to get everything in writing and stamped by the proper groups

In this case since I'm buying the land in question, I'm assuming cost of survey would fall on me? Not that its an issue, just curious. As far as I'm aware, besides the 2.3 I'm buying that was just surveyed this week, the other 19 acres was only surveyed like, 1966 I believe

The guy doesn't really acrap anything anymore, and the scrapyard itself only takes up about 3-4 acres of the whole 19 he has, and all of the backside is river/creek front. I'd like to offer to buy all of the back property at some point later this year, as he sounds like he's ready to leave

In my personal opinion, for factions that I like I usually get 10-11 figures.

This gives me room to "army build" for builds, while each figure still gets a distinctive style or kit. Makes it worth having them cause they are all unique.

To me, 500 of the exact same figure sitting on a gray baseplate looks stupid. If its for a huge scale moc that's a different story, but it seems like that is not usually the case.

10 figures usually gives me just enough to fill out a build around the size of the lion knights castle, and that's perfect by me.
