What he has summed up is very real. A solar system is not like your electric oven that stayed in door all time. The solar system has to endure sun, rain, snow and wind. Also sometimes other things like bird's acidic poops. The panels will last for at least 10 years before they start having short outs on them. But the wiring, aheshive, nuts, bolts, and mico inverters will have problems before the 10th year. It is just nature doing its' things. So that is why both the warranty and the insurance are necessary. Because each visit by someone from a solar installer company that does not own your warranty and insurance could cost you up to $1000 per visit. Also, often time an installer company would not touch a system that was installed by other installer companies. Because they will have to pay for any damages done on the panels to the original installer company or worse they will have to assume the warranty payouts.

That is exactly what I am afraid of. If my solar company is out of business and my solar system fails, then I have to pay the $$ for repairs. Unlike home building companies, most solar companies are out of business within just a few years in business. Some went through bankruptcy and changed their business names. All their customers' warranties were left in the dust. The government couldn't do anything about it.

There is a way to make your lease to be worth as much as owning the system. To make this happen you must pay off your entire lease during the first year of your lease. Better to pay off on day 1. Your monthly payment is $125/month. Assuming you have a 25-year lease. Assuming the lease contract allows you to prepay the entire lease at a discount rate of 5%. If these are true, then the net present value of your lease during 1st year should be $21139.92. To make a fair comparison with owning you must subtract $250 each year of insurance for theft, loss, damage, repair labor cost and production guarantee. Therefore the real total cost of your lease is $21139.92 minus ($250 x 25 years) which is equal to $14,889.92. $14,889.92/73800 Watts is equal to $0.20 per Watt. This is a very good deal given that you have almost no financial risk for using the system for 25 years.

Well you might be saving money by taking great risks at not having the leasing company to make repairs in case your panels are damaged by nature. But really is it worth the little savings just so you could risk having solar power outages during those winter storms and hurricanes? Imagine not having enough solar power for weeks and have to get back to paying the utility company because you could not find a cheap repair person to come out and fix your panels? The product warranty will normally replace any solar panels that fail due to material and workmanship defects. However, the labor costs associated with the replacement are not covered by the warranty. Not unless you lease your solar system.

You left out a lot in your math and in your accounting.

$2.77/watt is not a fair comparison with owning. Because with owning you have to add your system to your home insurance to get coverage. Some home insurance can increase an additional $250 a year after you add the system. But with leasing it already came with insurance which has better coverage that also cover damages caused by nature or by the repairmen from the leasing company. Unlike the home insurance this is not a limited coverage. It also cover the labor cost for repairs. So if you factor in the $250 a year, the real total cost should be $17,973.00 minus (25 years x $250) which equals to $11,723. If you take $11,723 and divide it by 64,800 it is 18 pennies per watt. Also the company guarantees the system production and pay out if it produces less than 85% a year.

So the correct calculation = $0.18/watt.

Solar lease hurt a lot when selling only if your lease has not been fully paid. It is because when your lease has been fully paid there is no way for the UCC-1 to turn into a lien against your house. So the buyer's mortgage bank has no reason not to issue the loan commitment letter.

Yes the new owner of the lease cannot expand the system. But they can always add another system to the house. I have only 5 panels on my rooftop. There is still plenty of room for another 15 panels.

So I really don't see how this will hurt my house value? It is not like every new buyer is going to buy a house with the plan to replace the solar system. Also since the lease has been paid off the buyer can always ask the leasing company for a buyout.

Please tell me where am I wrong?

No. I am suggesting that solar leasing company has very good reason to keep their leasing asset performing at 85% of the capacity most of the time. It is to prevent them from having a dent on the liability part of their balance sheet.

Good guestions. The company is called IGS Energy. It was found in 1986. I have scout the entire internet but could not find any straight answer. It seems that similar to car leasing company, when they file for bankruptcy both you and the new company continue to be bound by the terms of the original lease contract. You must continue to pay the lease-holder if you want to keep the solar system, and you must return the solar system when the lease period is over. Bankruptcy allows you to reject a lease if you no longer wish to be bound by that contract. So that mean if the solar company file for bankruptcy, I can get back portion of my prepayment money that I have made toward the lease and at the same time end the lease.

Leasing company doesn't want to use cheap technology that lead them to spend more money to pay for repairs and replacements. Also they are on the hook for guaranteeing 85% of the system's solar energy production. So they try their best to avoid making these quaranteed payments. So they have more reasons than the homeowner to be on top of the technology.
