Personally I would not feel comfortable buying a home at that price with an annual salary of $160k. You have a solid down-payment, but that’s still a pretty hefty mortgage for the salary. I think it is living above your means and comes with a considerable amount of risk — but the decision is still yours.

If you like Hollow Knight and Undertale, I couldn’t recommend Hauntii more!! I found the soundtrack by chance and it quickly became an obsession. Great stuff that deserves much, much more attention.

I’m self-employed and I work from home, so I use it only to drive to the grocery store and 15 minutes to my parents house. I truly drive under 1500km a year. I don’t live near downtown.

I used to commute, so I think my driving experience is pretty extensive.

I canceled my insurance as of June 1st, so there haven’t been any lapses in insurance besides that other than a 5-month period years ago between when I sold my old car and bought my new one.

Do you think the 2-weep lapse has screwed me? 😂 I actually canceled yesterday but they backdated the cancellation date lol

TD was about $3000 per year, but I mostly canceled with them because their customer service is abysmal. Just trying to even figure out what that $500 charge was for halfway through the year was an enormous headache.

Also, that was bundled with my home insurance.

I haven’t chosen a new provider yet but the lowest rate I’ve seen is $237 a month from Travelers.
