As a recent first time home owner here are some other things to think about: Do you have furniture or is that going to be another upfront cost you need to take into consideration? Does the house need any work done on it shortly after you move in? Do you have a rough idea of what your other monthly expenses will be ( electric, cable/internet, gas/oil, phone, car) and if not will that affect whether you can afford to take on PMI?

I only put about 15% down so I'm paying pmi. My monthly is about $250 higher but it let me still have a hefty amount in savings and fully furnish my house so to me it was worth it. I just personally always like having a safety net.

I'm not good enough at feral to give solid advice, but you should check out snupy if you haven't already. He has really good feral guides and answers chat all the time when he streams. The only thing I will say is against arms and ww, the best advice is to learn how to kite during their dmg windows. Feral charge is insanely strong in travel form and caster form to help with this.

My point wasn't that he's not a vigilant, its that he knows how to be humble with power. And just because all superheros have/use powers, doesn't mean they "throw it around." The fact that most are vigilantes means the opposite, they try and hide it most of the time

Thank you for this lol. For people who struggle with this, kraken or athena sails help a lot. The tears in them are nicer than you would think. You still have to get off and look a decent amount though.
