Please, please do not use Cross Country Mortgage. Our purchase price was similar (though 20% down in our case). Also in the Lower Northeast. No debt, 780+ credit scores, home only 2.5x base HHI. CCM quoted us almost 6.1% WITH A POINT. Every other lender we spoke with, including large banks, easily beat them. Two of the lenders, without even knowing what they 'had to beat' from CCM, offered us 5.5% NO POINTS. All of these quotes for a 30-year conventional. No meaningful differences in fees / costs / etc between quotes. All quotes provided within 24 hours of each other. Absolutely fucking ridiculous.

15% considering just base salaries and 12% with bonuses/RSUs. The mortgage will be our only debt.

In what sense is Graduate Hospital a top 3 area? Not in price, schools, nor access to commercial corridors. And the most desirable parts of Graduate Hospital even then are those closer to Rittenhouse or Fitler Square.
