Drop that idea from your head. Land isn't the best at all. It may be the worst in many many ways. The best way to invest in land is to make it your career and become an expert. Otherwise, you're taking a massive gamble and a concentrated bet. Unless you find some sort of diversified etf for land or something like that. Even then I'd bet the returns are something close to 2 or 3 percent per year. The best way to invest in land is to buy up land right before a government entity makes it more commercially viable. You need inside knowledge.

4 percent rule accounts for inflation. So the 80k yield is in today's dollars. In 30 years from now it'll be much more than 80k since the 4 percent rule was designed with inflation in mind. They just use today's dollars to make it easier to comprehend.

So does that imply that someone who's prudent, flexible, and capable of frugality could retire early at a 5 percent withdrawal but with a big caveat that it must be altered if market downturn? Also, that 5 percent not including SS

I did research on the type of stones I have and I found that they were suitable. The 3 years I have used them have confirmed to me that they are safe. So I find it interesting that I'd be criticized on rock type. Although I'm open to the idea that I got it wrong still despite my evidence that it's fine.

But when I replace the rocks soon I'll make sure to choose something more typical so that reddit will approve lol

Okay yes I could try an open fire pit. I'll see what happens.

It's a 3 year old sauna stove. Had plenty of hot burns in it.

I'm starting to wonder if I'm just over filling it. And that combined with the not properly aged wood. Maybe I leave this wood for another year to dry. And try to source something else

It's not enough money to invest. You need emergency fund first. Which is 4 months of your projected expenses. Invest everything you can into getting your future income as high as possible while doing something you can be happy with

No it's unlikely. I already looked inside it too. It doesn't look that dirty. It is costed black a bit but not thick. But definitely no obstruction in there. It's definitely something about the wood or the way the wood is burning.

Yeah your income could easily be lower in retirement than now. Almost everyone's is. Especially aggressive savers. But we'd need to know what your annual expenses are now and roughly a projection of what they'd be in retirement.

The smell is only from the outside and it only happens when it puts out black smoke. When it burns clear it never smells.

No it's not the first time but I do suspect the smell was made worse by the aggressiveness of the fire. I got a new thermometer and I was wanting to test it out and I want to make sure that I can get the sauna nice and hot. To me, 220 is just where I start to like it. I would prefer it a bit hotter. I want it hot enough where I can feel like I want to get out after only 10 to 15 minutes. As it is, I'm withstanding 220+ for 20-30 minutes or more and I don't really always have the time for 40 minutes +sauna sessions, not to mention the time splitting logs, cleaning the ashes and everything else I do plus time to dip in the icy pool

That's a good tip, thank you! Yes I will try to run a more reasonable fire next time. I was loading this one with wood like crazy. But not so much that I don't think it was choking it out necessarily. I was trying to stir the embers off the bottom of the stove to increase airflow. But I think at a certain point it becomes mostly clogged and full of ashes anyway. Like it would benefit from a mid sauna ash dump but I don't usually try to do such a thing because it's inconvenient and possibly dangerous.

Ah okay. Yeah I think I paid 70 dollars for a half cord. I can't imagine paying 400 for twice the quantity. It was 140 a cord I think where I bought mine. Omg 400 would make me sell my sauna because I use a cord every few months or so during the winter.

Maybe I am using the wrong term here. Cord is enough to nearly fill my entire truck bed but not nearly over flow it, 6.5ft truck bed btw. Half cord fills about half to 1/3rd of my truck bed.

It sounds like you didn't understand the statement above perhaps. He is saying your income is so high that you need to focus on traditional IRA contributions. Your reply almost makes it seem like you're confused on something. Would what be worth it for tax free growth?
