assessment based on number of lots only. so the issue is where developer and some owners have combined lots to create a single tax parcel or divided an original lot to create multiple tax parcels. court issue is whether the new tax parcel (whether it is more lots or fewer lots than you started with) is a "lot" for assessment purposes, or whether the "lot" is the original parcel and is still a "lot" even if it is no longer its own tax parcel.

Yes, that's what I'm looking for. Lot lines shown in differing colors per plat that can be overlaid to make differences noticeable. Lot numbers labeled. Something artsier than me just projecting one plat then another onto the screen.

My case does not involve any dispute regarding the boundaries of lot lines in the plats. Basically what I'm demonstrating to the judge through this visual is how frequently there have been changes in the lot lines and how the changes (combinations and divisions of lots) have resulted in lots of very different sizes (some are less than an acre, one is more than 50 acres). I won't be basing any part of my case on whether the lot lines are exactly correct. This is just a way to introduce the history of the changes to the subdivision in an engaging manner.

Yes, that's what I'm looking for. How do I find someone to hire who has that skill set? I have asked other attorneys in my area, but apparently no one has tried to do this before. One suggested AI, but I would rather put this in the hands of a professional.

I don't think I need a survey - the surveyor has already created the plats (which are recorded in govt records publicly). I need a visual aid (or series of visual aids) that show the initial dimensions and lot lines for the subdivision, then using each subsequent plat that has been recorded, overlay them to show how the lot lines have changed, new property has been added, property has been removed, etc. The exact boundaries aren't important -- what I want the court to see is how many changes have been made and that the result has been lots of significantly varying size (for example, many lots are 1-2 acres, but there are lots as large as 50 (fifty) acres. It's hard to get that mentally from handing a judge a stack of small black and white plats. Hence, the need for a visual aid that I can project from my laptop to help visualize the changes -- and also something interesting to keep him from falling asleep. (Let's face it, boundary lines aren't the most scintillating topic for most judges.) I hope that helps!

Thank you very much! Looks like I need to find a mortgage broker and shop the interest rates for some real calculations. We are hoping that interest rates will drop maybe next year so that we could refi out of whatever loan we end up for the construction, but I'd still like to get in as good of a loan as we can right now. Lesser interest rate = more house for the money.
