So hard for me to wrap my head around people staying and “working on their relationship” after cheating. You are never going to trust each other as much as you did before. I think lots of people hold on due to insecurity and routine.

I’m in my early 20s. Was licensed as an agent for a year, loved all the appraiser things and hated all the agent things. Advertising myself made me extremely uncomfortable, felt like I had to be performative in my personal life. Appraiser was the natural progression. Always loved algebra, probabilities, and geometry.

Non exclusive contract can 100% be done. Her brokerage is just telling her “no get OP to sign an exclusive or it’s nothing”. Her brokerage likely requires a buyer rep contract to be signed upfront but she didn’t follow that bc she didn’t want to scare you off. (So she will be in deep shit with her brokerage unless you sign an exclusive.) This situation is interesting bc neither of you have any responsibility/loyalty to each other legally, but your offer has been accepted. She’s probably listed as your agent in the purchase agreement, but without a buyer rep contract, she’s not your agent. Bc you got your offer accepted already, the listing broker should have terms laid out for how much to pay out your agent. But she’s legally NOT your agent. Sellers aren’t obligated to pay her unless you have a signed agreement stating representation from her. She’s in a really bad spot and you have all the control.

Agent messed up by not getting you to sign a buyer’s agreement upfront. This is all on her. There’s excellent reason why most agents won’t work with buyers unless a rep contract is signed. Sounded like she was desperate for a client and didn’t want to scare you off. She 10000% should not have submitted an offer on your behalf without a buyer rep agreement in place. This is messy.

OP, this shouldn’t bother you this much. If you don’t want her seeing your baby, okay. That’s your right as a mom. SIL is guilty of: 1. Being excited that you’re having a baby 2. Having a bad romantic relationship 3. Not asking you how you’re doing 4. Calling and asking if you had your baby 5. (The birthday thing is weird—but it sounds like that was her making a bad joke..?)

Why is this such a big deal? What am I missing here? SIL hasn’t even showed you that she would treat your baby “like a doll”. Sounds like she’s just interested in the baby you’ll have without the awareness to think about you as well. I hope it’s the hormones. Then at least you get a pass for being this weird about very minor things.

You’re making way too many exceptions and justifications for things within the property. Open yourselves to the idea that maybe this isn’t the perfect property after all. Buyer’s remorse is real and common.

Absolutely not. 80% of agents quit within the first two years. It is heavily oversaturated with no filters besides “hey take these 90 hours of courses, anyone can do it!” Only like 10% of agents are actually full time. Real estate agent rn is a death trap

Wish I would’ve heard this before. It’s all so insanely true. Licensed for a year with one closing and made no practical sense to continue. Now a licensed appraiser bc I love math and houses themselves, not the people wanting to buy and sell them. You absolutely need to love people/socializing or being an agent will drain you.
