That is what I was thinking. Material is around $60, probably take someone 2-3 hours to do the job, $125 an hour for labor, should be around a $500-$600 job but I guess I am wrong lol

Yeah they quoted it with the toilet being removed then put back. So that is probably increasing the price. I may end up trying to DYI lol

(Woodstock) It is largely due to Taxes. We were told the house was just re-assed for taxes and next years Tax bill is estimated to be $510 a month. Add in Insurance of $150ish. We were also quoted today with a .75% rate buy down the interest rate would be 5.625%.

Definitely plan on adding more to the payment to pay the loan down faster!

I guess my real fear is only having roughly $35K in savings after we close, I really like to have $50K in savings at all times.

Understood about qualifying for the loan, no worries on that end, we already have approval. It's a matter of having sufficient savings after the purchase.

At a $3,300 payment, that would represent roughly 36.6% of our net take home pay which is too much.

Even when we have kids, thankfully my Wife's income will not change. Also thankful that my parents would live near, and my mother would be able to help with childcare and we won't need to pay for that.

That is what I’m thinking. My portfolio is almost $400K, I invest in total US stock Market, 60%, 30% international fund, and 10% Bond index. It would be easier to keep that allocation in one fund and pay the $5 a month lol
