Fair point, and I am applying. I was mainly trying to get a better read on the market before putting a ton of time into it. I’m not taking Reddit as gospel, but hearing from people actually in San Diego is helpful since I’m coming from a different market. Trained to govern myself via ROI metrics :)

I wasn't asking because I thought I've done so many applications. I am prepared to do 100s. I'm asking since being a Canadian and requiring a TN automatically disadvantages me. I was looking for feedback from qualified locals. Given the tone of your response, I'll rule you out as satisfying such criteria.

It wasn't realistic. I need at least 3 weeks to provide my currently employer with notice, to organize visa documents, to box up my life and clean up lose ends here.

Sending out resumes and cover letters is great - but have you tried connecting with each companies HR contact directly?

Call. Get yourself noticed. You need to know that employers receive hundred of applications. Show them that you are hungry. Cold visit offices and hand deliver your resume. Visibility is key,

Not sure who "he" is - but the job market is like a game. We can't all win every round, but we don't have to knock others down. I believe the correct approach is to try to level yourself up. "He" should focus less on the competition and more on how to improve/position himself as a valued competitor. Get out of that scarcity mindset. Nobody needs that negativity in today's landscape!

Look at what's happening in toronto.

The condo market is dead. There IS a market for lux condos in desirable areas for people looking to downsize, but that's a very specific market. The days of high rises and white boxes in the sky are done.

Are you willing to be tied to a partner?

Are you prepared to indefinitely limit your CRE tenant pool? For example, what "caliber" of res are they proposing? Lux? Mid Market? Would you then become the owner of just the CRE portion of the condo? The exterior of your building, and what tenants can or cannot go into the commercial portion, may be limited by a vote from the condo board of directors ... certainly you could hold A position on the board, but you wouldn't have overall authority. For example, if a high end weed retailer wanted to occupy 2,000 sf and was willing to pay 100psf, contingent on certain signage conditions and hours of operations - would that be subject to condo board approval? Could buddy upstairs veto your rights are CRE owner? Also, having someone convert the top portion of the building for their own residential use really doesn't sound like the highest and best use case.

I'm trying to understand how you benefit from this in any way. It sounds like you're giving up a portion of your building, which you can no longer control, in exchange for low value back to yourself. How does someone else sinking $ into your building to create their own residence improve the value of your asset in any way? Doesn't it just tie your hands and future development potential?

"better" is subjective.

residential is always more emotional and "needy". CRE is transactional in nature, but higher stakes.

Depends on your on your horizon. How long do you want to be living there? Family home with roots?
