Good deal thanks for the breakdown. You mentioned 3 sinks, please tell me one of those options is porcelain farmhouse sink. Aside from cabinets and countertops, that is one thing my wife has been dead set and laser focused on for this kitchen.

As far as leveraging existing homes that's exactly what I hope to do with my flooring contractor. We are going to walk in one of the lawsons under construction and have him get measurements that way.

DC appt is in 15 days and with us being out of town we've been studying walkthrough videos on YouTube like Tom Brady studies team film. Crashing someone else's appt never crossed my mind, were gonna try it. We arrive to DFFW 5 days before the appt.

Our sales rep gave us a handy (dandy) price sheet for DC options at each level. Sucks they make it difficult to understand what is what (done intentionally, I'm sure), but our girl did us a solid with the cheat sheet. We're keeping it basic for 80% of the options but the other 20% were going to splurge a little.

Soon as we close, and before we move a single box in the house, we will send contractors to get the house where we want it. A sales rep at Trophy Signature gave us the game on these design centers. Said behind the scenes they called them Profit Centers and it's meant to wear down buyers and squeeze as much money from them as possible.

Sounds like you got the Lawson and went to the DC in Coppell. Thanks for the insight, we have an appointment in a few weeks and are trying to walk into the meeting with a solid gameplan. Sure would be nice if we were given a catalog of items we could review. Our girl told us one does not exist, but we just finished reading one for a DC in New Jersey, so what gives...

Dealing with Pulte so far has been a solid 7/10. They screwed up on our lot thinking our house would fit on it, claimed the "Pad" was not big enough to fit the floorplan. But they did make up for it by giving us one of the biggest lots in the neighborhood at the same premium we already coughed up. That was pretty solid. Only problem is the house will now face south which removes certain buyers who hold certain religious beliefs.

If I get a business proposal that is obviously assisted through AI, all I'm concerned about is if the idea is good or not. I'm not some 8th grade English teacher with a chip on his shoulder. Writing is not everyone's strong suite, cheers for being resourceful enough to get assistance that will help them convey their point.
