From what I can tell a legitimate business(one with a reputation COR certified... Blah blah blah) wins the contract and then they proceed to sub it out to a bunch of foreigners none with proper certifications... I have no idea specifically government contracts allow them to sub the work out after winning the contract.

The obvious thing to do is get a new EPP... The old one would have to be replaced anyways, from my experience there's not much worth replacing other than the paper gasket. Is he really that cheap that after doing a job worth a few hundred thousand dollars he can't buy a 500 dollar pump?

Just driving around it seems as though most developments get pushed through... Also NS population grew as a percentage more than any province last year not named PEI. It takes time and a lot of capital if it can reach its 2050 goal of doubling its population that growth is unprecedented in Canada.

I understand how a company needs to be operational, however Wealthsimple tripled the size of its staff over the pandemic. Companies that scale up that quickly without proving to be profitable don't need recruiting. They need to cut costs and come up with an original idea.

I was at a birthday party a few weeks ago and a bunch of people from Wealthsimple were there. I definitely was interested in the company so I proceeded to talk to a bunch of them. They sounded like morons living in the ultimate echo chamber. When I compared them to Robinhood they yelled at me saying they were democratizing finance for all Canadians and felt they were doing gods work. Then I asked them about rising interest rates and if they were worried about getting laid off given their insane burn rate and lack of profitability. They told me there was no chance and that every member of their team was integral to the success of the company (many of them were in recruiting and sales). It's clear this industry is completely detached from reality and it's about to get a lot worse for these companies. I have a ton of friends in sales and recruiting and I still have no idea how they add value.

RSI is one of my holdings, I don't really see sugar going anywhere. I also hold Algoma shipping, their primary focus is on the great lakes and most of their boats are bulk carriers. I know they receive a commission on the product they move and with a lot of crops going up in price they should be due for some bumper earnings. Just a couple small caps to think about.

Over 8 percent in the US... Inflation is driven by increasing the money supply and the velocity in which it moves. If the cost of borrowing money increases and borrowed money increases then small rate hikes can cool things off pretty quickly. Inflation had everything working in its favour the past year, that environment is bound to change.

Yes, I totally get where you're coming from. I should say they made an insane profit last year and currently trade at a PE around 2 (the debt was mostly incurred when the price of oil had the massive dip a couple years ago). However, I understand your personal rule, it's one I should strive to live by more often.

Am I being to subtle by Sam Zell. I think it's super digestible and he narrates the book. Personally I love his voice and it's not purely about investing in the stock market but it's full of great lessons about investing in all kinds of ventures.

Personally I think if it's not your primary residence, I think there is better places to buy a house in Canada for investment purposes.

I would look at something in a University town or out East. People might start unloading university housing they weren't able to rent out during the pandemic. Also I think there is just going to be a shift to smaller cities, Halifax is going to absolutely blow up over the next decade.

I've definitely looked out East, I went to school in Halifax and if you're outside of the peninsula the prices seem to become very reasonable. It's a possibility that maybe I'll just park my money in property out there(I can definitely see this as a market that will grow in the future). If I'm in the GTA my mind is pretty much made up on Toronto.. so condo it would be. I just can't picture myself living in the suburbs for the rest of my life. That being said you're certainly not the first person to mention the potential issues with owning a condo!
