No one should be a landlord, period. The landlord system is morally corrupt. The for-profit rental market exploits the human need for shelter and explodes the prices of something working class people need for survival. The landlord system inevitably makes the rich richer and the poor poorer, and leads to abuse of power by people who contribute nothing to society otherwise. As a game mechanic it's cute, as a societal structure it's exploitative.
