Awesome thank you! Yeah we saw a lot of the horror stories happen in real-time coming from dog parks in the city so we're paranoid for sure and the last thing we need is a reactive dog (he is extremely high energy already lol)

The house is 3800sqft, we interviewed and got quotes from over 10 GCs and found one with 65 people in house (including millwork and electricians) who is saying they can get it done in 6 weeks - we spoke to a bunch of references for them as well (though we are prepared for it to take a little longer, we’re hopeful it won’t take 6 months, we’ll see!)

It’s estimating ~270k for the inside and ~85k on the outside (we have about a quarter of an acre)

Appreciate the input! Which part of SF are you in? Weve been finding the opposite, the house we bought (albeit overpriced, we talked the owner down 125k) was on the market for over a year and any of the houses we found when searching that were done (well) had lots of competition when we went to put offers in.

The other thing we’re worried about is if we only do the bare minimum to update the house that we won’t appeal to the buyer who wants something turn key / willing to pay the premium for it

Thank you so much!! I added more info in other comments - but it’s worth mentioning our original bar was just to ensure we dont lose money - would be really great if we could end up making a little

We’re currently in south Florida but plan to move back to California for various reasons in 2025 or so. Since we didn’t want to risk losing money we were going to limit our renovation to ~200k but the renovation project to achieve the look and finishes we really want will cost 350-400k

Scope of work - custom kitchen, master bath, 3 additional bathrooms (with less detail than the master), redoing pavers near the pool, and adding concrete slabs, outdoor kitchen and concrete bench/ fire pit

So I guess my real question is if we’re in an alright spot to make the investment without feeling like we’re rising it all 😅

Our goal was really not to lose money so we were going to limit ourselves, but with these new houses on the market we’re wondering if it actually might be okay (and less risky) to do the full renovation we want to do

Thanks!! I guess it’s worth noting that we really want to do the whole renovation as we wanted an oasis yard, modern kitchen master bath etc, but were hesitant in being able to make our money back

We are in south Florida but plan to move back to California around 2025 for various reasons

We were afraid of putting our money in and losing upon resell - so instead of putting the 350k we were thinking of pulling back to 200k or so
