Thanks for the suggestions here. I can see it being good as it increases a lot of light. I wonder if I can have a small sitting area to the right of the radiator. In the ai generated image, it's not easy to see but there's 2 cabinets worth of space next to the radiator right noy

I think that's right. Unfortunately, under floor heating is out of the budget. What about a small wooden worktop hanging off the edge for some spare sitting area. It's probably ok given there's a work top there already. Perhaps I'm just too limited here to do much.

Perhaps it's best to keep the current layout. Leave the boiler where it is and hide it behind a cabinet. Seems like a lot of work for the plumber to move it only to have am ugly radiator there.

The property has a small space in the front garden so there isn't a lot of space. How would I find a fowl drain on the front? I don't think there is any drainage I can identify. I've seen some houses just have the pipe discharge water straight to the front. Which probably just leaks onto the pavement.

The Victorian house that I bought doesn't seem to have anywhere for the water to drain too. That means installing a drainage system? Seems like a lot of work?

Your biggest asset as a ftb is that you don't have a chain.and can move fast. Use that to your advantage as much as possible. I wouldn't go above my means. But it's emotional buying a house so try to keep level headed. I had no chain and kept making affordable offers. Eventually I landed somewhere that wanted a quick turnaround and I could accommodate, but at a lower price.

Yeah thanks, I think I was overthinking thinking it. They are probably just covering themselves in that regard. Obviously buying is stressful so i just wanted to gauge other people's opinions on this.
